Can I Sell My Hays House in Foreclosure?
If a sheriff's sale is scheduled, tell us the date right away so we can try to close before it. Before the sheriff’s sale, there may be time to sell. If it has already happened, Kansas law may give you time to redeem the house. Send us the notice, and we’ll look at the sale stage and payoff with you.
USA Home Buyers buys houses in Hays and Ellis County, Kansas. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Call 888-274-5006 anytime; we answer 24/7.

Kansas mortgage foreclosure and redemption
Kansas mortgage foreclosures go through district court. After the lender wins a judgment, the house is sold at a sheriff’s sale, usually at the county courthouse, after notice is published once a week for three weeks. The court then confirms the sale. See K.S.A. 60-2414 for sale confirmation.
After confirmation, you can generally redeem the house within 12 months. The period can be three months if default occurred before one-third of the original senior debt was paid; the court gives 12 months if all outstanding mortgages and liens total less than one-third of the property’s market value. A court may add three months if you involuntarily lose your main income after the sale and before the three-month period ends. Abandonment can shorten or end redemption, and you can generally stay in the home during the applicable period. The governing provisions include K.S.A. 60-2410 and K.S.A. 60-2415.
If you’re not sure which period applies, call us — we’ll look at the notice with you.
Mortgage foreclosure or property-tax notice?
A mortgage foreclosure concerns a lender’s loan; a county tax sale involves unpaid property taxes and follows its own process and dates. If your notice is about taxes rather than a mortgage, call us and we’ll sort out which sale you’re facing.
If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
We review the payoff with you and work with the title company on the numbers as we move toward closing.
