Compare what you keep, not just the sale price
Net proceeds are what remains after sale costs and property obligations. Compare the written price with repairs, commissions, cleanout, the time you carry the house, your payoff, liens, back taxes, and your share of current property taxes.
Use the calculator to change the assumptions for your own situation, then compare the written numbers for the available sale paths.
Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions about selling in Lubbock
Can I sell a Lubbock house as-is?
Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what you know about the house and its condition.
What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.
Can I see the offer and terms before I decide?
Yes. Written offer and written terms before you commit; title-company closing. Read the price, responsibilities, timing, and property-specific costs before deciding.
How soon will I get a written cash offer?
We give written cash offers in 24 hours. Start with the property address and the details about condition, occupancy, and timing that you know.
Does Texas charge a real estate transfer tax, and what costs remain mine?
No. Texas has no state, county, or city real estate transfer tax. The deed is signed in front of a notary and recorded with the county clerk. The clerk charges a recording fee by the page, not by the sale price, and charges more if a deed leaves out the buyer’s mailing address. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.
Can I sell my Texas house while it is in foreclosure?
Often, yes, if your sale closes before the foreclosure sale. In Texas, a lender usually forecloses on a home without going to court. This is called a non-judicial foreclosure sale, and a trustee or substitute trustee runs it. For property used as your residence, the loan servicer must first send a written notice of default by certified mail. It must give you at least 20 days to catch up before a sale can be noticed. Then, at least 21 days before the sale, the notice of sale must be posted at the courthouse, filed with the county clerk and sent by certified mail to each borrower. The sale is a public auction at the county courthouse, usually on the first Tuesday of the month between 10 a.m. and 4 p.m. It must start no later than three hours after the time stated in the notice. Some foreclosures go through court instead, and those follow different steps. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
Where can I look for recorded property documents in Lubbock County?
The Lubbock County Clerk’s Real Property section is the local starting point for recorded deed and other real-property records, and it links to the county’s online index. An index search is not a title or lien determination; use the records for the specific property and have the closing professionals review the actual sale documents.
Start with a question
You can call before you have everything figured out
Start with the property address, what you know about the house, and what is making the sale difficult. A notice, deed, or other paper can help answer a specific question, but you can call before you have everything gathered. Call 888-274-5006.
