Compare what you keep, not just the sale price

Net proceeds are what remain after sale costs and amounts due on the property. Change the assumptions in the calculator, then compare the written numbers for the sale paths you are considering.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

McMinnville seller questions, answered

Can I sell a McMinnville house without fixing or cleaning it first?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

How do the Cash Offer and EZ Sale options compare?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

How do I compare what I might keep from a sale?

The sale price is not the amount you keep. Net proceeds reflect the sale costs and property balances that apply. Use the calculator to compare possible sale paths with your own assumptions.

Who pays Tennessee realty transfer tax and closing costs?

Tennessee charges a realty transfer tax when the deed is recorded. The rate is 37 cents for each $100 of the price paid or the property's value, whichever is greater; for a $100,000 sale, that is $370. By law, the buyer pays the tax, and the county register of deeds collects it for the state. When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

How soon can I get a written cash offer?

We give written cash offers in 24 hours.

How long do the Cash Offer and EZ Sale options take?

The listed terms are 30 days or less for a Cash Offer and 60 days or less for EZ Sale. Your written terms show the timing for the property before you decide.

Can I sell if a Tennessee trustee’s sale is scheduled?

Often, yes, if the sale closes before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can sell the house at a public auction without a court case. Under the usual notice rules in effect since July 1, 2025, the sale notice must run at least two times in a newspaper published in the county, with the first newspaper notice at least 20 days before the sale. Notice must also be posted online by a third-party internet posting company for at least 20 days in a row. The trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice. Unless the loan papers forbid it, the sale can be postponed one or more times without a new newspaper notice, but it must still happen within one year of the original date. Each new date must be announced at the scheduled sale and posted online, unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days before the sale. For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives a two-year right to redeem unless the deed of trust or mortgage expressly waives it. A court-ordered sale has different rules. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Can I call before I have all the paperwork together?

Yes. You can call before every paper is in hand. Start with the McMinnville address and the question or timing on your mind; we can talk through what is known. You get the offer and terms in writing before you commit, and the closing goes through a title company.

Can I ask about selling a tenant-occupied house?

Yes. You can ask about a house with tenants in place. We can discuss the property and its occupancy with you; the written sale terms need to account for the actual situation.
