The useful number is what you keep after the costs and property obligations that apply to your sale—not just the sale price. Compare possible listing and cash-sale net proceeds in the Mountain Home home-sale calculator, then compare the written Cash Offer and EZ Sale numbers. The Cash Offer and EZ Sale comparison lays out the program terms side by side.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You don't fix anything — not one thing. Share what you know about the property's condition and access so you can review written terms for that house.
With a Cash Offer, USA Home Buyers buys directly; the program term is 30 days or less and the price is lower. EZ Sale goes to one of our partners; its program term is 60 days or less and the price is higher than the Cash Offer. Both are listed with no repairs, no commissions, and no closing costs. EZ Sale includes partner visits. Compare the written numbers and responsibilities for the house before choosing.
We give written cash offers in 24 hours. The Cash Offer program term is 30 days or less; the EZ Sale program term is 60 days or less. The written offer and terms show the timing for the property you are discussing; no specific property closing date is promised here.
Idaho has no state real estate transfer tax, and county deed-recording fees vary. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and share of current property taxes are separate. Idaho property-tax bills are mailed in November; payment is due December 20, or half by December 20 and the rest by June 20 of the next year.
You can call before you have every document. Start with the property address, what you know about its condition and occupancy, and your timing. A deed, payoff statement, lien notice, or tax notice can help answer the next question. You receive the written offer and written terms before you commit, and closing is through a title company.
Often, yes, if the sale can close before the trustee's sale. For a deed-of-trust foreclosure, the trustee's sale cannot happen until at least 120 days after the notice of sale is mailed. You can usually reinstate within 115 days after the notice of default is recorded by paying the overdue amount and allowed costs and fees; amounts that would not otherwise be due are excluded, but amounts already due still must be paid. A court foreclosure follows a different process. If you sign a contract to sell during a trustee-sale foreclosure, Idaho law requires a notice in the contract and gives you five business days to cancel; money or an interest in the house cannot change hands until those five days pass. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
No. A sale does not make a mortgage, lien, back-tax balance, or your share of current property taxes disappear. Those amounts are separate from the closing costs we pay when you sell to us. Review the actual notices and written terms for the property.
Check the City of Mountain Home GIS map and the Elmore County Assessor parcel or address lookup. An Area of Impact designation or an Elmore County mailing address by itself does not prove that a parcel is inside city limits.
Start with the question you have
Tell us the address, what is happening with the house, and when you are hoping to sell. A notice, payoff statement, or other paperwork can help with the next question, but you can call before you have it all.

Local help
If you are checking whether an address is inside Mountain Home, start with the City's GIS map and the Elmore County Assessor's parcel or address lookup. The City map includes city limits; a county mailing address or Area of Impact location alone is not proof that a parcel is within the city.
