Compare what you keep, not just the sale price

Net proceeds are what remain after sale costs and payoffs. Compare the written price with repairs, commissions, carrying costs, mortgage payoff, liens, back taxes, and your share of current property taxes. The right assumptions depend on your house and its sale terms.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions about selling in Murray

What would I keep if I sell my Murray house for cash?

Net proceeds are what remains after sale costs, payoffs, and property-specific adjustments—not just the sale price. A mortgage payoff, liens, back taxes, and your share of current property taxes affect what you keep. Compare the written price with the costs and assumptions for your own house.

How quickly can I get a written cash offer?

Do I see the offer and terms before I commit?

Yes. You can review the written offer and sale terms before you commit. If you choose to sell, closing takes place through a title company.

How does Kentucky’s real estate transfer tax work?

Kentucky’s real estate transfer tax is 50 cents for each $500 of value, or fraction of $500. State law assigns the tax to the seller, and the county clerk collects it before the deed is recorded. Some transfers are exempt, and recording fees are separate; the title company can confirm what applies to a particular sale. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. Mortgage payoffs, liens, back taxes, and your share of current property taxes are separate.

Can I sell an inherited house before every estate paper is ready?

The person appointed by the court as personal representative must have authority to sell. If the will gives that person power to sell real estate, a separate court order is usually not needed. Without that power, the personal representative must ask District Court for an order; the order must be final and the appeal time must expire before the deed can be conveyed. A surviving spouse may have rights even if not named on the deed. The will, appointment, deed, and any court order determine who can sign.

Can I sell a rental house while a tenant still lives there?

Yes. Selling the house does not end the lease, and Kentucky law allows the sale without the tenant’s consent. The buyer takes over as landlord. A tenant who pays rent to the old owner before receiving notice of the sale does not have to pay that rent a second time.

Can I sell while a Kentucky foreclosure is underway?

A sale may still be possible if the loan can be paid off before the sale. Kentucky foreclosures go through circuit court, and a master commissioner conducts the public auction after judgment; the court must confirm the sale before the buyer receives a deed. If the house sells for less than two-thirds of its appraised value, the owner can redeem it within six months by repaying the sale price plus 10% interest and certain costs.

Can you buy a house with an open code violation?

Yes, we can review a house with code issues. Kentucky cities and counties can enforce local codes, and certain recorded enforcement costs can become liens. A sale does not by itself erase a recorded lien. When you sell to us, we’re the buyer, so the repairs become our job.
