What we do with the house and its contents
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can keep the belongings your family wants; the rest can stay in the house when we buy it.
Until a sale closes, costs such as utilities, insurance, property taxes, upkeep, and a mortgage payment can continue.
What happens next
- 1. Talk through the house and estate. Tell us about the house, the belongings you want to keep, and the estate's status.
- 2. Review the written offer. You get a written offer and written terms before you commit, and we close through a title company.
- 3. Choose a closing date. Close as fast as 7 days when title and closing details allow.
Signing from another location: Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.
No agent commissions when you sell to us. No fees.
What the estate may keep
Compare a written offer with an estimate of a possible listing using the New Albany home-sale net-proceeds calculator. Adjust its assumptions to fit the house.
A mortgage payoff, liens, back taxes, and the estate's share of current property taxes affect what remains from a sale.

Who can sign?
In an estate without court supervision, a court-appointed personal representative — the person appointed to handle the estate — can generally sell estate property without a separate sale order under Indiana Code § 29-1-7.5-3(a)(25), subject to § 29-1-7.5-2(d). A will may also give the representative power to sell under Indiana Code §§ 29-1-15-2 and 29-1-15-3. If neither route applies, a court order may be needed. We can talk through your papers and the sale with you.
A valid transfer-on-death deed recorded before the owner's death may pass the house to the named beneficiary outside probate. Read Indiana's transfer-on-death deed law.
Property-transfer filing fee
Indiana's property-transfer filing fee is usually $20, and some transfers are exempt. The Floyd County Auditor handles property-transfer records. When you sell to us, we pay the closing costs.
