Money and choices
Compare what you keep, not just the sale price
Net proceeds are what remains after the sale price, selling costs, and property balances are considered. Compare the written numbers for your house and the costs that apply to each path.
Cash Offer or EZ Sale: compare the written numbers
Compare the written price and responsibilities for each path with the repair, selling-cost, and property-balance assumptions that apply to your house.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Questions Newport sellers ask
Can I sell my Newport house as-is?
Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We buy in Newport and Cocke County, Tennessee.
How do I compare what I will keep from a sale?
Net proceeds are what remains after the sale price, selling costs, and property balances are considered. Compare the written numbers for each option with the costs and balances that apply to your house; the calculator lets you adjust the assumptions for a possible listing and an as-is cash sale.
What closing costs and transfer tax apply in Tennessee?
Tennessee charges a realty transfer tax when the deed is recorded. The rate is 37 cents for each $100 of the price paid or the property's value, whichever is greater. State law makes the buyer responsible for the tax. When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes and share of current property taxes are separate.
How long can a Cash Offer or EZ Sale take?
The Cash Offer terms list 30 days or less; EZ Sale terms list 60 days or less. You get a written offer and written terms before you commit, and we close through a title company. Review the written timing for your property before you decide.
Can I sell my Tennessee house after foreclosure starts?
Often, yes, if you close before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can sell the house at a public auction without a court case. Under the usual notice rules in effect since July 1, 2025, the sale notice must run at least two times in a newspaper published in the county, with the first newspaper notice at least 20 days before the sale. A third-party internet posting company must post the notice online for at least 20 days in a row. The trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice. Unless the loan papers forbid it, the sale can be postponed one or more times without a new newspaper notice, but it must still happen within one year of the original date. Each new date must be announced at the scheduled sale and posted online unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days beforehand. For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives a two-year right to redeem unless the deed of trust or mortgage expressly waives it. A court-ordered sale has different rules. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
Can I call before I have every document together?
Yes. You can call with the property address and what you know about its condition, occupancy, or timing; you do not need perfect paperwork before asking a question. You get a written offer and written terms before you commit, and we close through a title company.
