Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Ocean City seller questions, answered
Can I sell my Ocean City house as-is if it needs work?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what needs work, whether anyone lives there, and any Town notice or access question you already know about. You can compare the written options before deciding what to do.
How do I compare what I might keep from a sale?
The sale price is not the amount you keep. Net proceeds are what remains after sale costs and amounts due. Repairs, agent commission, cleanout, carrying costs, mortgage payoff, liens, and taxes can change the comparison, so use assumptions that fit your house rather than relying on a headline price.

What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.
How soon can I get a written cash offer?
We give written cash offers in 24 hours. That is the offer timing, not a property-specific closing date. Written offer and written terms before you commit; title-company closing. Read the written terms for the house before deciding.
Who pays Maryland transfer and recordation taxes when I sell?
Maryland's state transfer tax is generally 0.5% of the sale price. Counties set their own recordation tax, and some also charge county transfer tax. The taxes are generally presumed to be split equally unless the contract says otherwise. For a first-time Maryland home buyer who will live in the house, the state rate is 0.25% and the default allocation is different: the seller pays the state tax and recordation and local transfer taxes unless the parties expressly agree otherwise. Confirm the current Worcester County charges and your contract's allocation with the settlement company. When you sell to us, we pay the closing costs, including Maryland's state transfer tax, recordation tax and any applicable county transfer tax. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.
Can I sell my Maryland house while foreclosure is underway?
Often, yes, if the loan can be paid off at closing before the sale. Maryland requires the lender to mail a notice of intent to foreclose at least 45 days before filing, and the lender cannot file until 90 days after default. An owner-occupant can generally request foreclosure mediation within 25 days after being served with the lender’s final loss mitigation affidavit. The foreclosure sale requires at least 10 days’ notice. You can catch up the loan until one business day before the sale. The sale is not final until the circuit court ratifies it; after notice of the report of sale, you have 30 days to file exceptions. If you live in the property and are at least 60 days behind, you can cancel a contract to sell within five days of signing, and no deed or other document affecting title can be recorded during those five days. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
Can I call before all the estate paperwork is together?
Yes. You can start with the property address and the estate question you are trying to answer. The person with authority to sign must be clear before closing; the deed and estate papers determine who that is. Worcester County’s Register of Wills is a local starting point for estate-record questions and advises callers to contact the office before opening a new estate. The office route does not determine who can sign for a particular property.
What if an Ocean City rental has a Town license or code question?
The Town’s Rental Hub describes its annual rental-license process, says a new license must schedule a rental inspection, and says open violations must be resolved before license renewal. Whether a particular property has a current license, inspection, or open violation is address-specific; check with the Town and share any notice you have when you ask about a sale.
What if I have a Worcester County tax notice or property lien?
A property-tax notice and a mortgage foreclosure are different matters. The county Treasurer provides real-property-tax and tax-sale information; the title company confirms the property-specific amounts and how they affect the sale. When you sell to us, we pay the closing costs described above, but your mortgage payoff, liens, back taxes, and share of current property taxes remain separate.

Local help
Worcester County tax and land-record questions
The Town of Ocean City and Worcester County have separate offices. The County Treasurer provides real-property-tax and deed-validation information; the Circuit Court Clerk records deeds and other land documents. A street address alone does not establish parcel, tax, title, or estate details, so confirm the question for the actual property with the office or settlement company.
