Phillipsburg, NJ illustrative estimate
The sale price is only the starting point. What matters is what you keep after your payoff, repairs, fees, and other costs come out. That's your net proceeds.
Start with your best estimate of what your house is worth. You can change the value and every cost below. Adjust anything you know, including your payoff, repair or credit risk, cleanout cost, agent commission, and how long you expect to carry the property.
Starting-value basis: Illustrative starting home value for Phillipsburg, NJ: $343,665. Editable planning estimate, not an appraisal.
See what you'd actually walk away with.
Your starting home-value estimate may come from a public source when one is available. You can edit that estimate and each cost input above; your property's actual value and closing costs may differ.
Choose the condition that best fits your home, then update the value, mortgage payoff, and cost inputs with what you know. The local-cost input is an editable cost reserve, not a verified local tax rate.

If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
You keep the insurance money and don't have to worry about the house anymore — we'll take care of it.
Confirm how the proceeds and any mortgage requirements apply to your claim with your insurer and mortgage servicer.
When you sell to us, we can set it up so you don't have to prepay anything — it comes out at closing.
You're done — no turnover, no repairs, no more bad tenants.
The fines don't stop while you think about it. They pile up, they add new ones, and every month takes another bite out of what the property is worth to you. We can buy it quickly, violations and all, so you stop the bleeding and keep your equity.
You only have to agree on one thing — the price. After that we handle the rest, so there's nothing to argue about over repairs, contractors, showings, or who pays for what.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

New Jersey charges the seller a realty transfer fee when the deed is recorded. It is calculated for each $500 of the sale price, at rates that rise with the price: $2 per $500 up to $150,000; $3.35 per $500 from $150,000 to $200,000; and $3.90 per $500 from $200,000 to $350,000. A higher schedule applies to the whole price above $350,000. For example, the fee is $600 on a $150,000 sale and $935 on a $200,000 sale.
On a home sale over $1 million, a separate graduated percent fee applies to the whole price unless exempt: 1% over $1 million through $2 million, 2% over $2 million through $2.5 million, 2.5% over $2.5 million through $3 million, 3% over $3 million through $3.5 million, and 3.5% above $3.5 million. Some New Jersey residents who are 62 or older, blind, or disabled may qualify for a reduced realty transfer fee when selling a qualifying one- or two-family home they own and live in; qualifying low- and moderate-income housing also receives a reduced rate. Some transfers are exempt. Check the State’s current rules for the property and sale.
When you sell to us, we pay the closing costs, including New Jersey's realty transfer fee and any applicable graduated percent fee. Your mortgage, liens, back taxes and share of current property taxes are separate.

The Town’s Inspections Division describes annual rental registration and yearly Certificates of Habitability. If you are selling a rental, ask the Town what applies to that address and whether any registration or inspection item is still open; the town page is a starting point, not a status check for a particular house.

Those are town planning references, not verified neighborhood lines or a finding about a home’s age, condition, historic status, or eligibility. For a specific property, ask the Town about current planning, zoning, or construction questions using its address.

We've helped homeowners in just about every situation you can imagine — thousands of times. When you're working with someone, you want to know they've seen it before. We have.
We buy nationwide and focus on the country's most promising markets — not tied to one region, so we don't get stuck when a local market turns.
We give written cash offers in 24 hours.

We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers.
It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
