What the numbers mean

A city-wide figure cannot price your particular house

Sale activity and a modeled home value measure different things. For your own comparison, look at the house's condition, repairs, access, whether tenants live there, and the timing you need. A tenant-occupied house or one that needs work may compare differently from a vacant, ready-to-show house.

Also account for the bills that continue while you wait, such as utilities and insurance, along with payoff and selling costs. The Providence-wide measures are background; they do not set the price or costs for your address.

Local selling costs

Rhode Island's real estate conveyance tax

Rhode Island charges a real estate conveyance tax when the deed is recorded. Since October 1, 2025, the rate is $3.75 for each $500 of the price, or any part of $500. The price includes any mortgage or lien that stays on the property. By law, the seller pays unless the parties agree otherwise.

For a residential sale in 2026, a second tax at the same rate applies to the part of the price above $824,000. That threshold is adjusted for inflation each year.

When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

What you may keep

Sale price and money left after costs are different numbers

Start with a realistic sale price or written offer, then account for the costs tied to your house. These can include mortgage payoff, liens, back taxes, current-property-tax share, repairs, cleanout, and other selling costs. Listing may also add commission and the bills you carry while you wait. What remains after costs—not the headline price—is the amount to compare.

Providence market report questions and seller reviews

Questions about the report

Do Providence market numbers tell me what my house is worth?

No. The figures describe market activity or a modeled value for the place and period shown. They do not price your particular house. Condition, repairs, tenants, access, and timing can change the comparison.

What Rhode Island conveyance tax could apply when I sell?

Since October 1, 2025, Rhode Island's real estate conveyance tax is $3.75 for each $500 of the price, or any part of $500. A residential sale above $824,000 in 2026 also pays that rate on the amount above the threshold. When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

How is the sale price different from what I may keep?

The sale price is the amount before costs. What remains depends on the written sale terms, mortgage payoff, liens, back taxes, current-property-tax share, and selling costs. A listing may also involve repairs, cleanout, commission, and bills while you wait. Use the calculator link on this page to compare your assumptions.

What sellers say about USA Home Buyers

Here's what sellers have said about working with us.

“The three-decker on Charlton Street had a chimney collapse in February — took out the back wall of the second floor. Structural damage, water intrusion from the open wall. My insurance company offered $37,000. Contractor said $61,000. I'm not fighting that battle. USA Home Buyers made a fair offer the next day. Closed in nine days.”
Bernard J.Bell Hill, Worcester MAFebruary 2026
“Massachusetts foreclosure is non-judicial — the lender can foreclose by advertisement without going to court, and it can happen in as little as three months. I was behind and didn't realize how fast it would move. USA Home Buyers explained the timeline and had a written offer the same day I called. Closed in eleven days. Foreclosure cancelled.”
Dwayne A.Great Brook Valley, Worcester MAJune 2025
“I had a rental on Grafton Street that I'd been managing for eight years. Problem tenant, lead paint issues, city notices piling up. I couldn't afford to fix it and didn't want to go through eviction. USA Home Buyers bought it as-is with the tenant still there. Done in 11 days.”
Marie T.Piedmont, Worcester MAFebruary 2026
