Useful offices and official guidance

Start with the record or rule you need

Providence's Recorder of Deeds is a city office for Providence property-record questions. Property valuation, an unpaid tax bill, and a court judgment are not deed-record questions; use the current notice or case papers to identify the right office or court.

City of Providence Recorder of Deeds

Providence, Rhode Island property-record questions

Use the official city page as a starting point for a Providence property-record question. Assessment values, unpaid tax balances, and court judgments are different records; this is not a county recorder.

City of Providence Probate Court

Providence city estate matters

Use the City page for Providence probate-court information when an estate is involved. Estate authority and deed records are different questions; the court page does not replace the Recorder of Deeds.

A Rhode Island rule to check

Real estate conveyance tax is separate from property taxes you owe

Rhode Island charges conveyance tax when a deed is recorded. Since October 1, 2025, the rate is $3.75 for each $500 of the price, or any part of $500. The price includes a mortgage or lien that stays on the property. For 2026, residential sales above $824,000 also pay the same rate on the portion above that threshold; the threshold is adjusted for inflation. By law, the seller pays unless the parties agree otherwise.

When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. Your mortgage, liens, back taxes and share of current property taxes are separate.

Ask the closing or title company to show how the conveyance tax applies to your deed and how any current property-tax share is handled. For an unpaid tax balance, use the office or notice tied to that bill; it is a different question from the deed tax.

What sellers say about USA Home Buyers

Here's what sellers have said about working with us.

“The three-decker on Charlton Street had a chimney collapse in February — took out the back wall of the second floor. Structural damage, water intrusion from the open wall. My insurance company offered $37,000. Contractor said $61,000. I'm not fighting that battle. USA Home Buyers made a fair offer the next day. Closed in nine days.”
Bernard J.Bell Hill, Worcester MAFebruary 2026
“Massachusetts foreclosure is non-judicial — the lender can foreclose by advertisement without going to court, and it can happen in as little as three months. I was behind and didn't realize how fast it would move. USA Home Buyers explained the timeline and had a written offer the same day I called. Closed in eleven days. Foreclosure cancelled.”
Dwayne A.Great Brook Valley, Worcester MAJune 2025
“I had a rental on Grafton Street that I'd been managing for eight years. Problem tenant, lead paint issues, city notices piling up. I couldn't afford to fix it and didn't want to go through eviction. USA Home Buyers bought it as-is with the tenant still there. Done in 11 days.”
Marie T.Piedmont, Worcester MAFebruary 2026
