Money and choices
Compare what you keep, not just the sale price
The amount you keep depends on the written price and the costs attached to your house. Compare repairs, selling costs, cleanout, carrying costs, payoff, liens, back taxes, and your current property-tax share before deciding which path fits.

Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Sandpoint seller questions, answered
How much would I keep from a cash sale in Sandpoint?
There is no single net amount for every house. Compare the written sale price with what you would keep after repairs, selling costs, cleanout, carrying costs, mortgage payoff, liens, back taxes, and your share of current property taxes. The calculator lets you change assumptions; the title company confirms the actual closing figures.
Can I sell my Sandpoint house as-is?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what you know about the condition, access, occupancy, and timing so you can compare the options for your house.
What is the difference between a Cash Offer and EZ Sale?
The Cash Offer is direct: USA Home Buyers buys directly, with a listed term of 30 days or less and a lower price. EZ Sale goes to one of our partners, with a listed term of 60 days or less and a higher price than the Cash Offer. Both are listed with no repairs, no commissions, and no closing costs. EZ Sale can include partner visits. Compare the written numbers and responsibilities for your house before choosing.
How soon can I get a written cash offer?
We give written cash offers in 24 hours. Start with the property address and the condition, occupancy, and timing details you know.
Who pays closing costs when I sell to USA Home Buyers in Idaho?
Idaho has no state real estate transfer tax. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and share of current property taxes are separate.
Can I sell my Idaho house during foreclosure?
Often, yes, if the sale closes before the trustee's sale. With a deed of trust, a lender can foreclose without going to court. A trustee's sale cannot happen until at least 120 days after the notice of sale is mailed; the notice must also be published weekly for four weeks, with the last publication at least 30 days before the sale, and the trustee must try to serve an adult occupant and post the notice. You can usually reinstate the loan within 115 days after the notice of default is recorded by paying the overdue amount and allowed costs and fees; principal not yet due without the default is excluded, but amounts already due still must be paid. If a regulated lender's loan is for your main home and it has a homeowner's exemption, the notice of default includes a loan-change request. If the lender receives it within 30 days, the sale cannot happen until the lender answers. A trustee may postpone the sale by announcing it at the sale; each postponement can be no more than 30 days and may be repeated. For those covered primary-home loans, the trustee must mail at least 14 days' notice before holding a postponed sale. There is no right to redeem after a trustee's sale. After a court foreclosure sale, the owner can generally redeem within six months, or one year if the land is more than 20 acres. A contract to sell during a trustee-sale foreclosure must include Idaho's required notice; you have five business days to cancel, and no money or interest in the house can change hands until those five days pass. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
Which local office handles land-use questions for a Sandpoint property?
Bonner County Planning handles land-use services for unincorporated county properties — properties not within cities. Sandpoint city and Bonner County are distinct jurisdictions, and the county description does not establish whether a particular parcel is inside city limits. Confirm the property’s jurisdiction before relying on an office or its rules.
What should I have ready before I call?
You can call before you have every paper gathered. Start with the address, what you know about the house, who lives there, and your timing. A deed, loan statement, tax bill, lien notice, or foreclosure notice may help answer a follow-up question. If a trustee’s sale is scheduled, share the date right away.

You can call before you have everything figured out
Start with the address, the condition you know about, who is living there, and what timing you are working with. You do not need to gather every paper before asking a question. If a trustee’s sale is scheduled, tell us the date right away so we can try to close before it.

Local help
A Sandpoint or Bonner County land-use question?
Bonner County Planning says its land-use services cover unincorporated properties, meaning properties outside cities. The city and county are not interchangeable, and that description does not identify the boundary status of a particular parcel.
