Listing or selling directly as-is?

Listing or selling it yourself

Ask for a property-specific estimate, then add likely repairs, cleanout, staging, showings, inspection requests, commissions, utilities, insurance, taxes, mortgage payments, and the time you may carry the house. A larger asking price is not the same as the amount left after those costs.

Listing can fit a house that is ready to show when you have time for preparation and buyer follow-up. Compare the likely net and the work involved, not just the initial price.

A direct as-is sale

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can review the written price and terms before committing and compare them with the payoff, property obligations, and amount you would keep.

The Cash Offer and EZ Sale have different buyers, timelines, and price positions. Compare the actual written numbers and what each path asks of you.

Use the Sandpoint home-sale net-proceeds calculator to compare editable assumptions for a listing and a direct sale.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Local property context

Check whether the address is in Sandpoint or unincorporated Bonner County

The City of Sandpoint and Bonner County are different jurisdictions. Bonner County Planning says its land-use services cover unincorporated properties — those not within cities. That description does not establish a particular parcel's boundary, zoning, age, condition, or permit history.

Use maps to orient, then check the address

Bonner County GIS, part of the Assessor's Office, maintains spatial data and maps and links to City of Sandpoint GIS. Those tools can help you identify the office to ask; a map is not a parcel-specific boundary or title decision.

Recorded documents are indexed by name and date

Bonner County's online recorded-document search is indexed by name and recording date, not by property. The County says older index-book research is handled at the Recording Office. A search result is not a current payoff or a title-company determination.

Closing questions

Keep signer, cost, occupancy, and deadline questions tied to the house

An inherited property: who can sign?

The Bonner County court-clerk office and First Judicial District directory provide court contacts in Sandpoint; those listings do not decide the venue for an estate or who can sign for a particular house. Gather the deed, will, appointment papers, and any court orders, then have the title company and an Idaho estate attorney review the actual records.

Idaho deed recording and closing costs

Idaho has no state real estate transfer tax. A county deed-recording fee applies; Bonner County's Recording Office publishes its current instructions and fee schedule, so check the document's requirements with the office or title company rather than using another county's amount.

When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and share of current property taxes are separate.

If someone rents or occupies the house

Bring the lease, who lives there, access arrangements, and the possession plan you want considered into the comparison. Those details belong in the written terms for the actual sale; ask an Idaho attorney about the effect of a lease or notice on your situation.

Tenant-occupied property questions

Idaho foreclosure deadlines

Often, yes, if you close before the trustee's sale. If your home loan uses a deed of trust, the lender can foreclose without going to court. The process starts when a notice of default is recorded with the county and mailed to you.

The trustee's sale can't happen until at least 120 days after the notice of sale is mailed to you. The notice must also be published once a week for four weeks, with the last one at least 30 days before the sale, and the trustee must try to serve an adult occupant and post the notice under Idaho Code §45-1506(5). Within 115 days after the notice of default is recorded, you can usually reinstate the loan by paying the overdue amount and allowed costs and fees. Principal that would not be due without the default is excluded; any amount already due still has to be paid.

If your lender is a regulated lender and the house is your main home with a homeowner's exemption, a loan-change request form comes with the notice of default. If the lender gets it back within 30 days, the sale can't happen until the lender answers. The trustee can postpone the sale if the lender asks, by announcing it at the sale. Each postponement can be no more than 30 days, but it can be repeated. For covered primary-home loans from a regulated lender, the trustee must mail at least 14 days' notice before holding a postponed sale.

After a trustee's sale, there is no right to buy the house back. If the lender forecloses in court instead, the owner can generally redeem within six months after the sale, or one year if the land is more than 20 acres. Idaho law also protects you if you sign a deal to sell during a trustee's-sale foreclosure: the contract must include a notice required by Idaho law, and you have five business days to cancel. No money or interest in the house can change hands until those five days pass.

If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Where to find help

Start with the Bonner County office for the question you have

County assessment, tax, recording, court, and land-use questions go to different offices. Confirm that Bonner County is the right jurisdiction for the address and ask for current instructions about the actual parcel or document.

Property maps and assessments

The Assessor handles assessment and parcel-record questions. Bonner County GIS is part of that office and maintains spatial data and map tools. These records do not establish a house's condition, title, or the status of a city-limit boundary.

Property taxes and tax-deed information

The Bonner County Treasurer acts as ex-officio tax collector for county taxing districts, including cities and schools. Contact the office about a current property-tax bill, parcel balance, or county tax-deed and sale information; the actual parcel status and deadlines need to be confirmed.

Deeds and recorded documents

Use the Recording Office for deed recording, copies, and submission instructions. Its online document search is organized by name and recording date; the County directs older index-book research to the office.

Sandpoint home-selling questions

Do you buy houses as-is in Sandpoint and Bonner County?

Yes. USA Home Buyers buys houses as-is in Sandpoint and Bonner County, Idaho. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We'll give you a written cash offer within 24 hours, with written terms before you commit and a title-company closing.

How should I compare a direct sale with listing my Sandpoint house?

Compare the written price and terms with your actual repair and cleanout costs, listing expenses, showings, inspection requests, carrying costs, payoff, liens, taxes, and the time you can wait. A direct as-is sale gives you another written number to compare; the house and its obligations determine what you would keep.

Who can sign for an inherited Sandpoint house?

The Bonner County court-clerk and First Judicial District listings provide Sandpoint contact routes, not an estate-specific venue or a decision about who can sign. Have the title company and an Idaho estate attorney review the deed, will, appointment papers, and any court orders for the actual property.

Does Idaho charge a real estate transfer tax, and who pays closing costs?

Idaho has no state real estate transfer tax. A county deed-recording fee applies; check Bonner County’s current recording schedule for the document. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and share of current property taxes are separate.

Can I sell my Idaho house during foreclosure?

Often, yes, if the sale closes before the trustee's sale. A trustee's sale cannot happen until at least 120 days after the notice of sale is mailed; separate notice, reinstatement, postponement, and contract-cancellation deadlines can also apply. Check the actual notices and dates. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Can I sell a Sandpoint house with a tenant living there?

Start with the lease, who occupies the house, access, and the possession plan you want considered. Put those details beside the written terms and ask an Idaho attorney about how the actual lease or notices affect your situation. See the tenant-occupied property page for more questions to compare.

Which office handles a Bonner County land-use or code question?

Bonner County Planning says its land-use services cover unincorporated properties, meaning properties not within cities. That does not determine whether a particular address is inside Sandpoint city limits. Confirm the parcel’s jurisdiction and ask the responsible office about the actual notice or question.
