You can call while the tenants are still there and talk through the house, lease, access, and timing.
Call 888-274-5006 or use the form. We answer 24/7 at 888-274-5006.
Share the address and what you know about the lease, occupancy, access, repairs, or timing.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what is happening with the house and the tenancy; you do not have to solve every notice or possession question before discussing a sale.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
If helping the tenants move may work better for everyone, tell us that too. We can discuss a move-out arrangement alongside a sale with the tenants still in place.
A lease you are unsure how to handle, access that is hard to arrange, repairs that keep getting put off, or a difficult tenant conversation? Call us and explain what is happening. Start with what you know; you do not have to solve the tenancy first.
Call 888-274-5006 whenever you want to talk it through.
We'll talk about the Sandpoint address, who lives there, what the lease says, how access works, the condition and repairs, deposit records, and the timing you have in mind. If you have lease or deposit records handy, you can share them with us.
We'll give you a written cash offer within 24 hours.
You get a written offer and written terms before you commit, and we close through a title company.
If you choose to move ahead, we'll discuss how the tenants, lease, access, deposit, and house fit into the closing.
For a court-file or possession-process question, contact the Bonner County Court Clerk at 208-265-1432 or clerks@bonner.idcourts.gov.

A sale does not by itself cancel a lease. The buyer takes the house subject to the existing lease and becomes the new landlord.
To end a month-to-month tenancy, a landlord must give the tenant at least one month's written notice. A tenant who is leaving must also give at least one month's written notice. These are notice rules for a month-to-month tenancy.
For residential leases, Idaho requires at least 30 days' written notice before a rent increase or before not renewing a lease. A fixed-term lease or other tenant protection can change how notice works. Not sure? Call us — we'll sort it out with you.
Idaho law makes the new owner responsible for refunding security deposits paid during the tenancy. A practical handoff is to credit the deposit to the buyer at closing and tell the tenant in writing who holds it now.
When the tenancy ends, the landlord must return the deposit, minus lawful deductions, within 21 days, or within up to 30 days if the lease provides for that longer period. Deductions need a signed, itemized list, and normal wear and tear cannot be deducted.
This court self-help guide also explains month-to-month notice under Idaho Code §55-208 and gives landlords and tenants more information about their rights.

Idaho requires the landlord to give at least one month of written notice to end a month-to-month tenancy. A tenant leaving must also give at least one month of written notice. Rent increases and nonrenewals have a separate 30-day written-notice rule for residential leases; fixed-term leases and other protections may affect what applies.
