Cash Offer or EZ Sale: compare the written numbers
Compare the written numbers and what you keep after costs. You choose which option works for your property and situation.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Questions Sidney sellers ask
Do I need to repair or clean out a Sidney house before selling to you?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
What closing costs and transfer taxes apply to a New York sale?
New York State real estate transfer tax is $2 for each $500 of the sale price, or part of $500, when the price exceeds $500. The seller normally pays this base tax, but the sale agreement can provide otherwise; local transfer taxes may add to it. A separate 1% mansion tax applies to residential sales of $1 million or more and is normally paid by the buyer. When you sell to us, we pay the closing costs, including New York State real estate transfer tax and any applicable local real estate transfer taxes. Your mortgage balance, liens, back taxes, and share of current property taxes are separate.
Who can sell an inherited New York house before the estate is finished?
An executor or administrator appointed by the Surrogate’s Court can generally sell estate property during administration, subject to the will and court restrictions. If the will leaves the house to a specific person, that person’s agreement or a court order is usually needed. The deed, court appointment, and any court papers determine who can sign; being named executor in a will is not the same as being appointed.
Can I sell my house before a New York foreclosure auction?
A sale may still be possible before the foreclosure auction if the mortgage payoff and other closing obligations can be covered. New York foreclosures go through court, and a referee conducts the sale. After the auction, there is no right to buy the house back. If you live there and are in foreclosure or two or more months behind, New York’s Home Equity Theft Prevention Act gives you 14 business days to cancel a sale to an investor. Stopping it by paying the lender requires the full amount owed, including applicable interest, fees and costs. Selling first may help protect any equity you have. Our agreement of sale will often get a foreclosure sale postponed so we can close. Signing alone doesn’t postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
Can you buy a Sidney rental house with tenants still living there?
Yes. An ordinary sale generally leaves the existing lease and tenant protections in place, and the buyer becomes the landlord. Nobody has to move just because the house sells. The lease and tenancy facts determine what notice, deposit handling, and possession arrangements apply.
What paperwork is needed to sell a house in Sidney?
You can start with the address and what you know. If you decide to proceed, the title company checks the deed, ownership, who can sign, mortgage payoffs, liens, taxes, and the documents needed for settlement. We provide the written offer and terms before you commit, and closing is handled through a title company.
How can I compare what I would keep from different sale options?
Compare the written price and terms with the costs and balances attached to the property. A mortgage payoff, liens, back taxes, and your share of current property taxes remain separate from the closing costs we pay. The Sidney calculator lets you change assumptions and compare possible net proceeds.
Start with a question, not a stack of paperwork
You can call before every detail is settled. Tell us the address and what is happening with the house; if an estate, tenant, payoff, notice, or timing question is involved, we can talk through what you know so far.

Local help with a Sidney address
The Town and Village of Sidney are separate municipalities, and a mailing address alone does not establish which boundary applies to a property. Delaware County’s directory lists both; check with the relevant municipal office about a local record or notice.
