Warwick, RI seller help · Tenant-occupied house
You're done — no turnover, no repairs, no more bad tenants.
That is after you sell the house to us. Yes, you can sell with tenants still living there, and you do not have to get the house empty before talking with us.
Call 888-274-5006 to talk through the lease, access, or repairs. We answer 24/7 at 888-274-5006.
Tell us about the house and the tenancy.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
We talk through the lease, who lives in the house, access, repairs, and what you hope happens with the tenancy. If a move would work better for everyone, we can discuss cash-for-keys with you.
A lease ending, difficult access, needed repairs, or a move-out conversation getting in the way? Tell us what is happening. We can talk through the house and tenancy together.
Call 888-274-5006.
We discuss the lease, who lives there, access, the house’s condition, and what you hope happens with the tenancy.
We give written cash offers in 24 hours. You get a written offer and written terms before you commit, and we close through a title company.
We discuss the occupancy and security-deposit handoff with you as part of the closing details. Close as fast as 7 days when title and closing details allow.
No agent commissions when you sell to us. No fees. When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Not sure? Call us — we’ll sort it out with you.
A sale does not cancel the lease. The buyer becomes the landlord under the existing lease, and a tenant does not have to move just because the house sells.
If you want to end a month-to-month tenancy, the landlord or tenant must give written notice at least 30 days before the end date in the notice. Week-to-week takes at least 10 days’ written notice. See R.I. Gen. Laws § 34-18-37.
A security deposit cannot be more than one month’s rent; some furnished rentals may also have a separate furniture deposit. When the tenancy ends, whoever owns the house must return the deposit, minus itemized lawful deductions, within 20 days. The deadline starts at the latest of the tenancy ending, the tenant moving out, or the tenant giving a forwarding address. We can talk through the deposit and lease-record handoff with you. See R.I. Gen. Laws § 34-18-19.

No. Selling the house does not cancel the existing lease or, by itself, require the tenant to move. The buyer becomes the landlord under that lease.
