Start with the numbers that matter to you
A listing may bring a higher price, but you may take on repairs or cleaning, showings, agent commissions and months of carrying costs while you wait for a buyer and closing.
You get written terms before you commit, and you can compare the amount after costs with what you might keep from a listing. No agent commissions when you sell to us.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

The City’s Historic District Commission identifies Pontiac Village as a historic district and provides a district map.
For your sale: If cleaning or repairs are delaying a move, share what is happening and compare your sale options.
Warwick’s comprehensive plan describes Conimicut as a village-style area in the city’s shoreline cottage-colony context.

Closing questions
The court appoints the executor named in the will, or an administrator when there is no will. The court’s letters show who can act for the estate. If the will gives the executor a power of sale, the executor can usually sell under it. If the will leaves the house to a specific person, that person must agree in writing. Without a power of sale, the personal representative asks the probate court for a license; the court can allow a private sale and set a minimum price.
If you need an estate attorney, we can help you find one. Not sure? Call us — we’ll sort it out with you.
Often, you can sell if you close before the foreclosure sale. Rhode Island lenders can foreclose through court or use a power of sale in the mortgage. If a sale date is set, tell us right away; we can look at the date and the house with you.
For a typical homeowner power-of-sale foreclosure, the lender mails notice by certified mail at least 30 days before the first newspaper notice. The sale notice then runs once a week for three weeks, starting at least 21 days before the sale. For a covered first mortgage on an owner-occupied home with 1 to 4 units, the lender normally takes part in a free mediation conference through a Rhode Island HUD-approved housing counseling agency before a power-of-sale foreclosure; reverse mortgages and defaults on or before May 16, 2013 are excluded, and other statutory exceptions apply. The conference is scheduled within 60 days after notice is mailed. A completed sale under the statutory power of sale ends the owner’s right to redeem the house.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
Rhode Island requires written notice of the sale to each tenant with the buyer’s name, address and phone number. The notice also certifies that the state rule for selling a building with open housing-code violations was followed. The seller remains responsible for what happens after the sale until each tenant receives that notice.
A security deposit cannot be more than one month’s rent; some furnished units may also have a separate furniture deposit. Whoever owns the house when a tenancy ends must return the deposit, minus itemized lawful deductions, within 20 days. The deadline starts at the latest of the tenancy ending, the tenant moving out, or the tenant giving a forwarding address.
Rhode Island charges this tax on a deed when it is recorded. Since October 1, 2025, the rate is $3.75 for each $500 of the price, or any part of $500. The price includes a mortgage or lien that stays on the property. For 2026 home sales above $824,000, the same rate also applies to the amount above that threshold; the threshold is adjusted for inflation each year. By law, the seller pays unless the parties agree otherwise.
When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax.
No fees.
Your mortgage, liens, back taxes and share of current property taxes are separate.
You can sell before fixing a housing-code violation if you were served with a notice or order and first give the buyer a true copy of every notice or order. Before the transfer, tell the code officer in writing that you intend to sell and include the buyer’s name and address. Deliver it by hand with a receipt, or send it by registered or certified mail. The buyer is bound by the notice.
