Woonsocket, RI seller help · Tenant-occupied house
You're done — no turnover, no repairs, no more bad tenants.
That is after you sell the house to us. Yes, you can sell with tenants still living there; the house does not have to be empty before you talk with us.
Tell us what is happening with the lease, access, or repairs. We answer 24/7 at 888-274-5006.
Tell us about the house and the tenancy.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
We can talk through the lease, who lives in the house, access, repairs, and the handoff you want.
A lease you are unsure about, limited access, repairs, or a move-out conversation getting in the way? Tell us what is happening. We can talk through the house and tenancy together.
Call 888-274-5006.
We discuss the lease, who lives there, access, the house’s condition, and what you hope happens with the tenancy.
We give written cash offers in 24 hours. You get a written offer and written terms before you commit, and we close through a title company.
We talk through occupancy, the lease, and the security-deposit handoff as part of the sale. Close as fast as 7 days when title and closing details allow.
No agent commissions when you sell to us. No fees. When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax.
Woonsocket’s Building Inspection and Code Enforcement Division has landlord and tenant information and handles City code-enforcement questions.

Selling the house does not cancel the lease. The buyer becomes the landlord under the existing lease, and the tenants do not have to move just because the house sells.
Your responsibility for what happens after the sale continues until every tenant gets written notice naming the buyer and giving the buyer’s address and phone number. The notice must also certify that you followed Rhode Island’s rule for selling a building with open housing-code violations. See R.I. Gen. Laws § 34-18-23 and § 45-24.3-17.
To end a month-to-month tenancy, the landlord or tenant must give written notice at least 30 days before the end date in the notice. A week-to-week tenancy takes at least 10 days’ written notice. See R.I. Gen. Laws § 34-18-37.
A Rhode Island security deposit cannot be more than one month’s rent; some furnished units may also have a separate furniture deposit. When a tenancy ends, whoever owns the house must return the deposit, minus itemized lawful deductions, within 20 days. That 20-day period starts at the latest of the tenancy ending, the tenant moving out, or the tenant giving a forwarding address. See R.I. Gen. Laws § 34-18-19. We can talk through the lease and deposit handoff with you.
