Compare the choices

Listing or selling directly: compare the work and what you keep

List with an agent or sell on your own

A listing can fit when the house is ready to show and you have time for preparation, showings, buyer requests, and negotiation. Compare the expected price with any repairs, cleaning, agent commissions, carrying costs, and the time you may spend waiting for a buyer.

Sell directly to USA Home Buyers

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You get a written offer and written terms before you commit, and we close through a title company. No agent commissions when you sell to us. Close as fast as 7 days when title and closing details allow.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Woonsocket homes shaped by the mill era

The City’s plan traces Woonsocket’s growth to mill villages along the Blackstone River and describes high-density, multi-story wood-frame tenements in Social, Globe, Lower Bernon, Constitution Hill, and Fairmount. It also discusses larger single-family homes historically in the North End and later on larger outlying lots.

Rhode Island closing questions

Who can sign for an inherited house?

The Woonsocket City Clerk also serves as Clerk of the Woonsocket Probate Court. The court’s letters show who was appointed to act for the estate. An executor or administrator can usually sell under a will’s power of sale; if the will leaves the house to a specific person, that person must agree in writing. Without a power of sale, the representative asks the probate court for a license, and the court sets a minimum price for a private sale. An estate-tax lien can affect the house, so the closing attorney or title company checks whether a discharge is needed. If you need an estate attorney, we can help you find one.

Mortgage foreclosure and sale dates

Rhode Island allows a lender to foreclose under a mortgage power of sale or through a court case. For a covered first mortgage on an owner-occupied home with one to four units, the lender generally must take part in free mediation before a power-of-sale foreclosure; the conference must be scheduled within 60 days after the notice is mailed, with statutory exceptions. For a typical homeowner loan, the lender must mail the owner a certified notice at least 30 days before the first newspaper notice. The sale notice then runs weekly for three weeks, starting at least 21 days before the auction. A completed power-of-sale auction ends the owner’s right to redeem the house.

If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Selling a tenant-occupied house

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. The lease continues after the sale, and the buyer becomes the landlord under its terms. Your responsibility for what happens after the sale ends once each tenant receives written notice with the buyer’s name, address, and phone number. The owner when a tenancy ends must return the deposit, minus lawful deductions, within 20 days after the latest of the tenancy ending, the tenant moving out, or the tenant providing a forwarding address.

Rhode Island real estate conveyance tax

On a taxable deed transfer, Rhode Island charges $3.75 for each $500 of the price, or any part of $500. The price includes a mortgage or lien that stays on the property. In 2026, the same rate applies to the portion of a sale price above $824,000; the threshold is adjusted for inflation each year. State law assigns the tax to the seller unless the parties agree otherwise. When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. No agent commissions when you sell to us. No fees. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Housing-code notices and repairs

Rhode Island lets you sell before fixing a housing-code violation if the buyer receives a true copy of every notice or order and, before the transfer, you tell the code officer in writing the buyer’s name and address. Deliver that notice by hand with a receipt or by registered or certified mail. The buyer is bound by the notice. When you sell to us, we're the buyer, so the repairs become our job.

Questions Woonsocket sellers ask

Can I sell my Woonsocket house as-is?

Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You get written terms before you commit, and you can compare them with a listing plan.

How should I compare a direct sale with listing?

A listing may bring a higher price, but it can also mean preparation, showings, commissions, buyer requests, and carrying costs while you wait. With a direct sale, compare the written terms with the work, costs, and timing you would take on with a listing.

Who can sign to sell an inherited Woonsocket house?

The probate court’s letters show who can act for the estate. If the will gives the executor a power of sale, the executor can usually sell under it; if the will leaves the house to a specific person, that person must agree in writing. Without a power of sale, the executor or administrator may need a probate-court license. If you need an estate attorney, we can help you find one.

Can I sell a Woonsocket house with tenants living there?

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. The lease continues after the sale, and Rhode Island requires written notice to tenants with the buyer’s contact information.

What if a foreclosure sale is scheduled?

If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it. A Rhode Island power-of-sale foreclosure can end the owner’s right to redeem once the auction is complete.

What is Rhode Island’s real estate conveyance tax?

For a taxable deed transfer, Rhode Island charges $3.75 for each $500 of the price, or any part of $500. In 2026, the same rate also applies to the portion of a sale price above $824,000. When you sell to us, we pay the closing costs, including Rhode Island’s real estate conveyance tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.
