Rhode Island rules and next steps
Rhode Island charges a real estate conveyance tax when a deed is recorded. Since October 1, 2025, the rate is $3.75 for each $500 of taxable price, or any part of $500. The taxable price includes a mortgage or lien that stays on the property. State law assigns the tax to the seller unless the parties agree otherwise.
For 2026, residential sales above $824,000 also pay the same rate on the amount over that threshold. The threshold is adjusted for inflation each year. Your mortgage, liens, back taxes and share of current property taxes are separate. No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax.
The Woonsocket City Clerk also serves as Clerk of the Woonsocket Probate Court. The court’s letters show who has authority to act for the estate. If you need an estate attorney, we can help you find one.
Rhode Island lets you sell before repairing a housing-code problem if you give the buyer a true copy of every notice or order and, before the transfer, tell the code officer in writing the buyer’s name and address. Deliver that notice by hand with a receipt or by registered or certified mail. For a Woonsocket notice, contact the City’s Building Inspection and Code Enforcement Division.
