We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Who can sign
Virginia real estate generally passes at death to the heirs or people named in the will. An executor can sell after appointment only if the will directs the sale or gives that power, or a court grants it. Otherwise, heirs or beneficiaries generally sign the deed together; if they cannot agree, a circuit court can order a sale. Virginia Code §64.2-509; §64.2-521; §64.2-535.
A sale by heirs or beneficiaries within one year after death can be challenged by estate creditors unless no court action over estate debts is started and no report of debts is filed within that year. A court-ordered sale during that first year is protected when the proceeds go to a court-appointed commissioner. A surviving spouse may sometimes have a right to stay in the home. Virginia Code §64.2-534; §8.01-81; §64.2-308.16.
You can sell in the estate's name once the estate is opened — no need to put the house in your own name first.
If you need an estate attorney, we can help you find one.
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is.

Mortgage deadlines
You may still sell if the sale closes and pays off the loan before the trustee’s sale. Virginia home foreclosures are usually trustee’s sales under a deed of trust: the trustee auctions the house without a court case.
For an owner-occupied home, written notice generally must go to the owner at least 60 days before the sale; for other property, at least 14 days. The trustee must advertise the sale in a local newspaper. A postponed sale must be advertised again. Until a new date is in writing, plan around the date on your notice. Virginia Code §55.1-320; §55.1-321; §55.1-322.
Call us right away — we’ll look at the notice and payoff with you.
Tenant and lease questions
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
The Virginia lease continues after a sale, and the buyer steps into the landlord’s place. The landlord must tell the tenant about the sale and give the buyer’s name, address, and phone number. When ownership transfers, the seller transfers the security deposit and any interest earned to the buyer. Virginia’s Residential Landlord and Tenant Act; §55.1-1606, tenant notice; §55.1-1607, security deposits.
Call us with the lease or tenant situation, and we’ll talk through selling the house with the tenants in place.
Taxes and fees
Virginia taxes a deed when it is recorded. By law, the seller pays grantor tax: 50 cents for each $500 of the greater of the sale price or value. The sales contract can shift who pays it. State recordation tax is separate, and local recordation tax may apply where adopted. Exemptions and transfers with little or no consideration can change the amount; the settlement agent confirms the figures. Virginia Code §58.1-802; §58.1-801; §58.1-814.
When you sell to us, we pay the closing costs, including Virginia state and local recordation taxes, grantor tax and any applicable regional WMATA capital fee, regional congestion relief fee or regional transportation improvement fee.
Your mortgage, liens, back taxes, and share of current property taxes remain separate.
