We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Virginia’s grantor tax is 50 cents for each $500 of the greater of the sale price or value. On a $100,000 tax basis, that is $100. Virginia assigns the grantor tax to the seller, but the sales contract can shift who pays it. State recordation tax is separate, and local recordation tax may apply where adopted. Exemptions and transfers with little or no consideration can change the amount; the settlement agent confirms the figures. Va. Code §58.1-802, grantor tax; §58.1-801, state recordation tax; §58.1-814, local recordation tax.
When you sell to us, we pay the closing costs, including Virginia state and local recordation taxes, grantor tax and any applicable regional WMATA capital fee, regional congestion relief fee or regional transportation improvement fee. No agent commissions when you sell to us. No fees.

Virginia real estate generally passes at death to the heirs or the people named in the will. An executor can sell only after appointment through the circuit court clerk and only if the will grants a power of sale or a court grants that power; otherwise, the heirs or beneficiaries generally sign together. A sale by heirs or beneficiaries within one year after death can be challenged by estate creditors unless no court action over estate debts is started and no report of debts is filed within that year. A court-ordered sale within that first year is protected when the money goes to a court-appointed commissioner, and a surviving spouse may have a right to stay in the home. If you need an estate attorney, we can help you find one.
You can sell before the trustee’s sale if the sale closes and pays off the loan before the auction. For an owner-occupied home, written notice generally must arrive at least 60 days before the sale; for other property, it is generally 14 days. The sale must also be advertised, and a postponed sale must be advertised again. Until you have a new date in writing, plan around the date on your notice. Call us right away so we can get started.
In Virginia, selling the house does not cancel the lease. The tenant keeps the lease’s protections, and the landlord must give the tenant the buyer’s name, address, and phone number. Security deposits and earned interest transfer to the buyer when ownership transfers; if a property manager holds the deposit, ask for the transfer in writing before closing. You don’t always need to evict to sell to us. We buy houses with tenants in place — we’ve done it many times, including cash-for-keys when that works better for everyone.
We buy fire-damaged houses exactly as they stand — no cleanup, no repairs, no hauling debris — and you keep your insurance proceeds. If you still have a mortgage, your lender may have a say in how that check is used — we’ll walk through it with you.
Virginia localities can inspect existing buildings and order corrections. For an unsafe building, an official can order repairs or demolition; a locality can generally do the work after at least 30 days’ notice, with shorter timelines for serious hazards or emergencies. Unpaid local work may become a lien alongside unpaid real-estate taxes. When you sell to us, we’re the buyer, so the repairs become our job.
