You can compare a written offer without first repairing, cleaning, or clearing out the house. Put the written terms alongside your payoff, property taxes, other costs, occupancy, and preferred timing to see what you would keep.
Cash Offer and EZ Sale work differently. Compare the written numbers, work, timing, and what you keep before deciding which option fits.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

The plan describes Downtown/Main Street as Hailey's principal business district. Its Airport-area description includes commercial and light-industrial uses, with pockets of live/work or workforce-housing context. If a property has a mixed use, we can discuss how it is actually used and its condition.
The City's Building Inspections and Reports page has a Permit ID entry point. If you already have a permit question or City notice, we can discuss the house as it stands; you do not need to complete repairs before talking with us.

Closing questions
Usually, the personal representative—the person appointed by the court to handle the estate—can sign. That authority begins when the person is appointed. Unless the will or a court order in a formal case limits it, an Idaho personal representative may sell estate land at a public or private sale without a separate court order. A qualifying small-estate affidavit for personal property does not transfer a house.
Often, yes, if a sale can close before the trustee's sale. For an Idaho deed-of-trust foreclosure, the trustee's sale cannot happen until at least 120 days after the notice of sale is mailed. You can usually reinstate within 115 days after the notice of default is recorded by paying the overdue amount and allowed costs and fees. After a trustee's sale, there is no right to redeem; a court foreclosure follows separate redemption rules. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
Idaho has no state real estate transfer tax, but recording a deed carries a county fee. Property-tax bills are mailed in November; payment is due December 20, or half by December 20 and the rest by June 20 of the next year. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes and share of current property taxes are separate.
