The short answer

Compare what you keep with the work and time of listing

A listing may suit a house that is ready to show and a seller who can take on preparation, showings, inspection responses, and the costs of waiting. A direct as-is sale gives you another written number to compare when repairs, cleanout, occupancy, estate questions, a Town notice, or a deadline changes what you want to take on. Put the costs and terms beside each option before deciding.

Cash Offer or EZ Sale: compare the written numbers

A listing may fit when the house is ready to show and you can take on preparation, showings, and the time before closing. Compare its likely repairs, cleanout, commissions, inspection responses, and carrying costs with the written terms for a direct sale. The table shows how the two direct-sale programs differ.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Estimate what you may keep after costs

A sale price is not the same as the amount left after costs. Use the calculator to compare editable assumptions for a listing and a direct sale, then compare them with the written terms for your house. It is an estimate, not a property-specific offer.

Just an estimate — the actual number could be more or less depending on the home's condition.

Tennessee realty transfer tax

Tennessee charges a realty transfer tax when the deed is recorded. The rate is 37 cents for each $100 of the price paid or the property’s value, whichever is greater. By law, the buyer pays it; the buyer states the price or value under oath on the deed, and the county Register of Deeds collects the tax for the state. It is a state tax. Some transfers are exempt under state law.

When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Who can sign?

In Tennessee, the house usually passes at death to the heirs or people named in the will. Those heirs or beneficiaries generally sign. If the will puts the house under a court-appointed personal representative’s control or gives that person power to sell, the representative can usually sign instead; the court’s letters show that authority. The title company confirms who must sign. If you need an estate attorney, we can help you find one.

If a trustee’s sale is scheduled

Often, you can still sell if closing happens before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can auction the house without a court case. Under the usual notice rules in effect since July 1, 2025, notice must run at least twice in a newspaper published in the county, with the first newspaper notice at least 20 days before the sale. A third-party internet posting company must post it online for at least 20 days in a row, and the trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice.

Unless the loan papers forbid it, the sale may be postponed one or more times without a new newspaper notice, but it must still happen within one year of the original date. Each new date must be announced at the scheduled sale and posted online unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days before the sale.

For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives a two-year right to redeem unless the deed of trust or mortgage expressly waives it. A court-ordered sale has different rules. The current notice, loan papers, and sale date matter for your property; check them with a Tennessee attorney. See Tenn. Code Ann. §§ 35-5-101 and 66-8-101, including 2025 Public Chapter 515 for the updated notice rules.

If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
