Compare your choices

Listing, selling directly, or comparing a Cash Offer and EZ Sale

A listing can fit a house ready to show when you can manage preparation, showings, inspection responses, and waiting for a buyer. Put likely sale proceeds beside repair and cleanout costs, commissions, concessions, utilities, insurance, mortgage payments, and the time you would carry the property. A direct as-is option gives you written terms to compare without doing repair or cleanout work first.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Steps and numbers

Compare what you may keep after selling costs

A sale price is not the amount left after costs. Put a realistic listing price or written offer beside repairs, listing costs, your mortgage payoff, other property obligations, and bills while you wait. The calculator lets you change planning assumptions for the house.

The result is an estimate, not a property-specific offer or settlement statement. Compare the assumptions with the written terms and amounts due for your property.

Closing questions

Check estate papers, sale deadlines, and transfer costs

If a trustee's sale is scheduled

A sale may still be possible if the loan can be paid off before the sale. For a loan secured by a deed of trust, the named trustee can sell the house at public auction after default without a court case. The trustee generally must publish notice in the county where the property is, once a week for two weeks in a row, and send the borrower notice by certified mail, return receipt requested. Notice counts once mailed to the required address, even if it comes back; there is a narrow exception for an older deed of trust. Treat the auction date as the deadline for completing a sale and paying off the loan. Have the title company or an attorney confirm the current sale date and amount needed.

West Virginia real estate transfer excise taxes

The first county excise tax is $1.10 per $500 of value. An additional county excise tax starts at 55 cents per $500, and a county commission may raise that additional tax to as much as $1.65 per $500. Each $500 or fraction counts; value includes liens the buyer takes over. At the base rates, the combined tax is $1.65 per $500. The county clerk also collects a $20 Affordable Housing Fund fee before recording.

When you sell to us, we pay the closing costs, including the West Virginia real estate transfer excise tax and the additional county excise tax. Your mortgage balance, liens, back taxes, and share of current property taxes remain separate.

Selling a tenant-occupied house

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Tell us about the lease and who lives there.
