For a sale of $350,000 or less, the fee is calculated in $500 units using rising price bands: $2.00 per $500 through $150,000, $3.35 per $500 from $150,000 to $200,000, and $3.90 per $500 from $200,000 to $350,000. That totals $600 on a $150,000 sale and $935 on a $200,000 sale. Above $350,000, a higher schedule applies to the whole price.
A separate graduated percent fee applies to a home sale over $1 million unless the transfer is exempt. Its rate applies to the whole price: 1% over $1 million through $2 million, 2% over $2 million through $2.5 million, 2.5% over $2.5 million through $3 million, 3% over $3 million through $3.5 million, and 3.5% above $3.5 million. Some sellers or transfers may qualify for a reduced rate or an exemption under state rules.
