New Jersey charges the seller a Realty Transfer Fee when the deed is recorded. The amount depends on the sale price and is figured in $500 increments; above $350,000, a higher rate schedule applies to the whole price. A separate Graduated Percent Fee applies to home sales over $1 million unless the transfer is exempt, and its rate applies to the whole price.

Some New Jersey residents who are 62 or older, blind, or disabled may qualify for a reduced Realty Transfer Fee when they own and live in the one- or two-family home they sell. Qualifying low- and moderate-income housing may also receive the reduced rate. If you claim a reduced rate or exemption, ask the title company which sworn form must be filed with the deed and have it calculate the fees for your transaction.
