What we do
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
Bring us the tenant problem
Lease timing, limited access, repairs, or a move-out conversation getting in the way? Tell us what is happening. We can talk through the house, the lease, and who lives there together; you do not have to solve the tenancy before calling.
Call 888-274-5006.
What happens next
We talk through the lease, who lives in the house, its condition, access, and what you want to happen for the tenants. Then you get a written offer and written terms before you commit, and we close through a title company.
You get a written offer and written terms before you commit, and we close through a title company.
Close as fast as 7 days when title and closing details allow.
No agent commissions when you sell to us. No fees. When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.
Local help for a Central Falls rental
For a city question about the property, Central Falls City Hall is a local place to start. RI.gov lists City Hall at 580 Broad Street, Central Falls, RI 02863, and the city phone at 401-727-7400.
Rhode Island leases, tenant notice, and deposits
When a rental sells, the buyer takes over as landlord under the existing lease. The sale does not cancel the lease or set a move-out date.
After the sale, you remain responsible for what happens under the tenancy until each tenant receives written notice of the sale. The notice must give the buyer’s name, address, and phone number, and certify that Rhode Island’s rule for selling a building with open housing-code violations was followed. Read R.I. Gen. Laws § 34-18-23 and § 45-24.3-17.
Security deposits
A Rhode Island security deposit cannot be more than one month’s rent. A separate furniture deposit is allowed for some furnished units. Whoever owns the house when the tenancy ends must return the deposit, minus itemized lawful deductions, within 20 days. The deadline starts from the latest of the tenancy ending, the tenant moving out, or the tenant giving a forwarding address. Wrongfully keeping a deposit can cost twice the amount kept plus attorney fees. See R.I. Gen. Laws § 34-18-19.
At closing, hand the buyer the security deposit and lease records.
If you want to end a periodic tenancy
To end a month-to-month tenancy, the landlord or tenant must give written notice at least 30 days before the end date in the notice. A week-to-week tenancy requires at least 10 days’ written notice. See R.I. Gen. Laws § 34-18-37.

Central Falls tenant-occupied house questions
Can I sell my Central Falls rental while tenants still live there?
Yes. You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
Does selling the house end the lease or set a move-out date?
No. The buyer takes over as landlord under the existing lease. Selling the house by itself does not end the lease or set a move-out date.
What happens to the tenant’s security deposit?
Rhode Island limits the security deposit to one month’s rent. When the tenancy ends, the owner then must return it, minus itemized lawful deductions, within 20 days. The time starts from the latest of the tenancy ending, the tenant moving out, or the forwarding address being provided. At closing, hand the deposit and lease records to the buyer.
How much notice ends a month-to-month or week-to-week tenancy?
To end a month-to-month tenancy, the landlord or tenant must give written notice at least 30 days before the end date in the notice. A week-to-week tenancy requires at least 10 days’ written notice.
What notice do tenants receive after the house is sold?
Each tenant must receive written notice of the sale with the buyer’s name, address, and phone number. The notice must also certify that Rhode Island’s rule for selling a building with open housing-code violations was followed. Until each tenant gets that notice, the seller remains responsible for what happens under the tenancy after the sale.
