Farmington market numbers to compare

These figures describe Farmington, Missouri. Keep each source, exact place, and period beside its number; the measures answer different questions and do not price one house.

What the numbers mean

A town-wide figure cannot price your particular house

Condition and repairs affect what a seller may need to spend or do before listing. A tenant, lease, or limited access can change showings and timing. A market median cannot account for those facts about your address.

Compare the likely net from a realistic listing plan with a written direct offer after the costs and time each path involves. The best comparison depends on the house, who lives there, your timing, and your own costs—not only the town-wide number.

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

Missouri selling costs

Transfer taxes and deed recording in St. Francois County

Missouri's constitution bars the state, counties, and other local governments from imposing new taxes on the sale or transfer of real estate after December 2, 2010. That does not remove deed-recording charges. State law sets the recorder's fee at $5 for the first deed page and $3 for each additional page, plus per-document fees set by law. The title company or closing professional confirms the exact recording charges for a sale.

When you sell to us, we pay the closing costs. Your mortgage payoff, liens, back taxes, and share of current property taxes remain separate settlement items.

What you may keep

Compare the sale price with money left after costs

The sale price is the starting number, not the amount you keep. Compare it with repairs and cleanout, mortgage payoff, listing commission if you list, closing costs, utilities, insurance, and the time you expect to carry the house.

Use the Farmington calculator to compare a listing with an as-is cash sale using your own assumptions. Just an estimate — the actual number could be more or less depending on the home's condition.

What sellers say about USA Home Buyers

Here's what sellers have said about working with us.

“My husband retired from the Illinois State Library after thirty-one years. We'd talked about moving to Florida for years. The house in North Glenwood was fine — just bigger than we needed. USA Home Buyers gave us a fair offer. We closed in eight days and were in Sarasota before the weather turned cold.”
Alice and Ben W.North Glenwood, Springfield ILNovember 2025
“I owned a rental on Maywood Drive for six years. Fine until the tenant stopped paying and started subletting to three other people I had never approved. Code enforcement showed up twice. USA Home Buyers bought it with the tenants still inside. I didn't have to do a single eviction filing. Nine days from first call to closing.”
Christine D.Grandview Drive area, Springfield ILAugust 2025
“I'm a state employee — when my position got transferred to Chicago, I had about six weeks to sort out my house on the south side of Springfield before I needed to be up there. I didn't have time for showings, inspections, or waiting on a buyer's mortgage. USA Home Buyers gave me a written offer within 24 hours and we closed in ten days.”

Farmington market report questions

Does the Farmington median sale price show what my house is worth?

No. A median summarizes sales in the stated place and period; it is not a price for your address. Size, condition, needed repairs, access, occupancy, title, and sale terms can change the comparison.

Why do Redfin and Zillow show different Farmington figures?

Redfin reports completed-sale and market-activity measures. Zillow’s typical home value is a model estimate, and its inventory count is a separate measure of homes for sale. Read each number with its own source, exact place, and period.

What Missouri sale taxes and recording fees should I compare?

Missouri’s constitution bars state and local governments from imposing new taxes on a real-estate sale or transfer after December 2, 2010. County deed recording fees still apply: $5 for the first page and $3 for each additional page, plus statutory per-document fees. The title or closing professional confirms the exact charges. When you sell to us, we pay the closing costs. Mortgage payoff, liens, back taxes, and your share of current property taxes are separate.

What should I subtract to compare what I may keep?

Start with a realistic sale price or written offer, then account for repairs and cleanout, mortgage payoff, listing commission if you list, other selling costs, utilities, insurance, and the time you carry the house. The calculator lets you change planning assumptions; its result is an estimate, not a property-specific offer.

Can I sell a Farmington house as-is?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Condition, occupancy, access, and timing can still affect how you compare a direct sale with listing.
