Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Who pays Michigan state and county transfer taxes when I sell to you?

For an ordinary taxable Michigan sale, the state real estate transfer tax is $3.75 for each $500 of value, or part of $500. The county real estate transfer tax is generally another 55 cents for each $500, or part of $500. State and county exemptions are separate, so the property’s county, sale value, and any exemption affect the actual amount. State law generally makes the seller responsible. When you sell to us, we pay the closing costs, including Michigan state and county real estate transfer taxes.

Can I sell my Michigan house if foreclosure is underway?

A sale may still be possible if the required payoff or redemption can be completed before the applicable deadline. Michigan mortgage foreclosure auctions are commonly called sheriff's sales. In a foreclosure by advertisement, six months after the sale is the most common redemption period, but shorter and longer periods apply. Redemption—the chance to reclaim the property by paying the required amount—requires the sale amount plus required interest and charges, not just the missed payments. Have the title company or an attorney confirm the sale status, exact deadline, and amount needed before relying on a closing date. Our agreement of sale will often get a sheriff's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.

Can I call before I have all the paperwork?

Yes. You can call before every document is gathered. Start with the property address, what you know about the house, who lives there, and your timing. A notice or court paper can help identify a deadline, but you do not need to have everything figured out before asking a question. Written offer and written terms before you commit; title-company closing.
