Money and choices
Compare what you keep, not just the sale price
What you keep is the amount left after sale costs and property balances. A listing can involve repairs, commissions, cleanout, concessions, and the cost of carrying the house. A cash offer has its own written price and terms. Compare the numbers for your property, including mortgage payoff, liens, back taxes, and your share of current property taxes.

Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Huntington seller questions, answered
How do I compare a cash offer with what I might keep from listing?
Compare what remains after the sale costs, not only the price. Repairs, cleanout, commissions, concessions, utilities, insurance, and the time you carry the house can change a listing result. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate property-specific balances.

Can I sell my Huntington house as-is?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can ask about the house before starting a repair or cleanout project.
What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer is a direct purchase by USA Home Buyers, with a term of 30 days or less and a lower price. EZ Sale goes to one of our partners, with a term of 60 days or less and a higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs. Compare the written numbers and terms for your house.
How soon can I get a written offer, and what about closing?
We give written cash offers in 24 hours. Written offer and written terms before you commit; title-company closing. Read the timing and responsibilities in the written terms for your property.
What closing costs and transfer taxes apply to a West Virginia sale?
When you sell to us, we pay the closing costs, including the West Virginia real estate transfer excise tax and the additional county excise tax. The additional county excise tax means the property’s county matters when confirming the actual amount. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate; the closing-cost promise does not pay those balances.
Can I sell before a West Virginia trustee’s sale?
A sale may still be possible if the loan can be paid off before the auction. With a deed of trust, the named trustee can sell the house at public auction after a default, without a court case. The trustee generally publishes notice in the county where the property is, once a week for two weeks in a row; a narrow exception applies to an older deed of trust. The trustee must also send notice by certified mail, return receipt requested. Notice counts once mailed to the required address, even if it comes back. Treat the auction date as the deadline for completing a sale and paying off the loan. Have the title company or an attorney confirm the current sale date and amount needed. Our agreement of sale will often get a trustee's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
What should I have ready before I call?
You can call with a question before you have every document. Start with the property address and what you know about its condition, occupancy, and timing. If available, a deed, mortgage or payoff information, tax or lien notice, estate paper, or trustee-sale notice can help identify the next question.
Which county is my Huntington property in?
Huntington is the county seat of Cabell County and extends into Wayne County. A Huntington mailing address does not by itself establish whether a parcel is inside the city boundary or which county it is in. Check city-limit questions with the City’s boundary lookup, and confirm the parcel’s county using its property records.

Check the city boundary for the property address
Huntington crosses Cabell and Wayne counties, and a mailing address is not a parcel lookup. For a city-limit question, Huntington Planning & Zoning links to the City Boundary Lookup. Confirm the county for the specific parcel with its property records.
