New York and Tompkins County transfer taxes
New York State's real estate transfer tax is $2 for each $500 of sale price, or part of $500, when the price exceeds $500. The state base tax is normally paid by the seller, though the sale agreement can provide otherwise; local transfer taxes may add to it.
The Tompkins County Clerk lists an ordinary combined real estate transfer tax of $6 per $1,000 before applicable exemptions: $4 per $1,000 for the state portion and $2 per $1,000 for the county portion. A separate 1% mansion tax applies to residential sales of $1 million or more and is normally paid by the buyer.
