Money and choices
Net proceeds are what remains after sale costs and balances tied to the house. Repairs, agent commissions, concessions, cleanout, ongoing bills, mortgage payoff, liens, back taxes, and your share of current property taxes can change the comparison.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions
The sale price is not the amount you keep. Compare the written price with repairs, commissions, concessions, cleanout, ongoing bills, your mortgage payoff, liens, back taxes, and your share of current property taxes. The total depends on your house and the sale terms, so compare possible net proceeds rather than only the headline price.

A Cash Offer is a direct purchase by USA Home Buyers, with a term of 30 days or less and a lower price. EZ Sale goes to one of our partners, with a term of 60 days or less and a higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs. Compare the written numbers and responsibilities for your house before choosing.
We give written cash offers in 24 hours. Written offer and written terms before you commit; title-company closing. Check the written terms for the timing and responsibilities for your particular sale.
Tennessee charges a realty transfer tax when a deed is recorded. For a taxable transfer, the rate is 37 cents for each $100 of the price paid or the property's value, whichever is greater. The law assigns the tax to the buyer. When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Yes. Call with the property address, what you know about its condition, who lives there, and your timing. A deed, lease, payoff statement, tax notice, lien notice, or court paper can help answer the next question, but you can call before you have everything gathered.
Often, yes, if you close before the foreclosure sale. Many Tennessee home loans use a deed of trust. When the loan papers include a power-of-sale clause, the trustee—the person named to conduct the sale—can auction the house without a court case. Under the usual notice rules in effect since July 1, 2025, notice must run at least twice in a newspaper published in the county, with the first notice at least 20 days before the sale. A third-party internet posting company must post the notice for at least 20 days in a row. The trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice. Unless the loan papers forbid it, the sale can be postponed one or more times without a new newspaper notice, but it must still happen within one year of the original date. Each new date must be announced at the scheduled sale and posted online, unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days before the sale. For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives a two-year right to redeem—take the property back through the redemption process—unless the deed of trust or mortgage expressly waives it. A court-ordered sale has different rules. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
Yes. Share the lease, deposit records, access limits, occupancy, and any notices or court papers involved so the actual terms can be reviewed.
You can ask about the house as it stands. Keep the notice and deadline, if there is one; a sale does not by itself clear an open code order, lien, or unpaid tax balance. The actual property records and settlement figures determine what must be addressed.
Start with a question
You do not need every paper in hand to ask a question. Call 888-274-5006 and tell us what you know about the house, what is making the sale difficult, and what timing you are considering. A deed, lease, notice, payoff statement, or estate paper may help answer the next question, but it is not a condition for calling.
