List with an agent or sell on your own

Listing may fit when the house is ready to show and you have time for preparation and buyer visits. Compare the expected sale price with repairs, cleaning, showings, commissions, concessions, closing costs, and the bills you would carry while waiting. The list price is not the amount you keep.

Sell directly as-is

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Compare the written terms with your mortgage payoff, other property obligations, occupancy, and timing before deciding.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Steps and numbers

Jackson market context is not a price for your address

Compare market measures only with their source, geography, and period. They describe a broader group of homes; condition, repair needs, occupancy, payoff, and selling costs affect what you may keep from this property.

No current maintained Jackson market measures are available to show here. We do not substitute a county, metro, statewide, nearby-place, or older figure.

Use the Jackson home-sale net-proceeds calculator to compare a possible listing with repairs, selling costs, and what you may keep. Change the assumptions to match the house; the result is an estimate, not an offer.

City planning areas are not parcel boundaries

The City’s One Jackson plan names Downtown/Airways as a small-area planning subarea. That label is not a legal neighborhood or a parcel-level jurisdiction decision. For permits, code notices, taxes, or recording, check the actual address and the office handling that matter.

Jackson housing resources

The City’s Neighborhood Services portal links housing resources and a home-repair-needs survey. Those links can help you find municipal information, but they do not establish a house’s condition or confirm that a particular owner or property qualifies for a program.

Who signs for an inherited house?

In Tennessee, real estate usually passes at death to the heirs or people named in a will. A will can put the house under the personal representative’s control; that is the person appointed by the probate court to handle the estate. If the will gives that person control or power to sell, the personal representative can usually sign. Otherwise, the heirs or beneficiaries who own the house generally all need to sign the deed.

The will, court letters, title, and estate debts can affect the sale. The title company or a qualified attorney can confirm who has authority for this property. Tennessee’s small-estate process covers personal property, not a house. See Tenn. Code Ann. §§ 31-2-103, 30-2-402, and 30-4-102.

Tennessee realty transfer tax

Tennessee charges a realty transfer tax when the deed is recorded. The rate is 37 cents for each $100 of the price paid or the property’s value, whichever is greater. State law makes the buyer responsible, and the county Register of Deeds collects the tax for the state.

When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Tennessee trustee-sale deadlines

Often, yes, if you close before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can sell the house at public auction without a court case. Under the usual notice rules in effect since July 1, 2025, the sale notice must run at least two times in a newspaper published in the county, with the first notice at least 20 days before the sale. The notice must also be posted online by a third-party internet posting company for at least 20 days in a row. The trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice.

Unless the loan papers forbid it, a sale can be postponed one or more times without a new newspaper notice, but it must still happen within one year of the original date. Each new date must be announced at the scheduled sale and posted online, unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days before the sale. For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives you a two-year period to reclaim the property after the sale (a right to redeem), unless the deed of trust or mortgage expressly waives it. A court-ordered sale has different rules.

If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Read Tenn. Code Ann. § 35-5-101 as amended by 2025 Public Chapter 515, and confirm the current date and instructions on the notice with the trustee. The possible post-sale redemption right is not extra time to close before a scheduled sale.
