You stop paying for a house and get a fair price.
You can sell in the estate's name once the estate is opened — no need to put the house in your own name first. If you need an estate attorney, we can help you find one.
Call 888-274-5006 to talk through the propertyTell us about the house, its contents, and what you want to talk through.
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is.
You can keep the belongings you want; the rest can stay in the house when we buy it.
Until a sale closes, the estate may still have bills for utilities, insurance, property taxes, upkeep, and a mortgage. Selling can end the house's ongoing carrying costs after closing.
We talk through the Pawtucket house, its condition, what the family wants to keep, and what you know about the estate.
You get a written offer and written terms before you commit, and we close through a title company. No obligation.
The estate's mortgage, liens, back taxes, and share of current property taxes can affect what remains from the sale.
No fees. No agent commissions when you sell to us.
When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax.
Close as fast as 7 days when title and closing details allow.
Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.
Compare a direct sale with possible proceeds from listing, using numbers that fit this house and the estate's situation.

The court's letters show that person's authority. If the will gives the executor a power of sale, the executor can usually sell under that power. If the will leaves the house to a specific person, that person must agree in writing. Without a power of sale, the executor or administrator asks the probate court for permission to sell; the court may allow a private sale and sets a minimum price. See R.I. Gen. Laws § 33-12-6, § 33-19-3, and § 33-19-9.
A Rhode Island estate-tax lien can affect the house, so the estate may need a discharge before closing. The Rhode Island Division of Taxation provides Form T-77 to request a discharge of estate-tax lien; see also R.I. Gen. Laws § 44-23-12.
Rhode Island charges a real estate conveyance tax on the deed when it is recorded. Since October 1, 2025, the rate is $3.75 for each $500 of the price, or any part of $500. The price includes any mortgage or lien that stays on the property. In 2026, homes selling above $824,000 also pay that rate on the portion above the threshold; the threshold is adjusted for inflation each year. State law assigns the tax to the seller unless the parties agree otherwise.
When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax.
Read R.I. Gen. Laws § 44-25-1 for the tax and payment rule, § 44-25-2 for exemptions, and the Rhode Island Division of Taxation's rate notice and 2026 threshold notice.
