From your first conversation to settlement
The sale, step by step
Talk through the house and your choices
We ask about the house's condition, access, occupancy, and timing. We talk through the choices that fit your situation, including a direct sale, listing, or another option.
Read the written offer and terms
You get a written offer and written terms before you commit, and we close through a title company. Read the price, responsibilities, possession, timing, costs, and any property-specific conditions before you decide whether to proceed.
Work through title and payoffs
If you choose to proceed, we work with the title company on the deed, who can sign, mortgage payoffs, liens, taxes, and the papers needed for closing. We talk through access, occupancy, belongings, and timing with you as the details come together.
Review the settlement sheet
A settlement sheet shows how the sale money breaks down. We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers.
Choose, sign, and close
Close as fast as 7 days when title and closing details allow. If you decide to proceed, sign the final papers through the title company and receive your money through its instructions.
You're going to get a fair price and not have to do anything. Just show up at settlement.
Two ways to sell to us
Compare the Cash Offer and EZ Sale
Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Pawtucket details
Estate papers and recorded liens
If the house is part of an estate, Rhode Island probate appoints an executor or administrator to act for the estate. If an executor named in the will can't serve, the court can appoint an administrator with the will annexed; when there is no will, it can appoint an administrator. The court's letters show that person's authority. An executor can usually sell under a power of sale in the will. If the will leaves the house to a specific person, that person must agree in writing. Without a power of sale, the executor or administrator asks the probate court for a license to sell, and the court can set a minimum price. Pawtucket Probate Court handles local estate filings. We can talk through the papers you have. If you need an estate attorney, we can help you find one.
Pawtucket's City Clerk records local deeds, mortgages, and liens. As title work moves forward, we work with the title company on the recorded claims and payoff details.

Rhode Island's real estate conveyance tax
Rhode Island charges a real estate conveyance tax when the deed is recorded. Since October 1, 2025, the rate is $3.75 for each $500 of the sale price, or any part of $500. Any mortgage or lien that stays on the property is included in the price. In 2026, a sale above $824,000 also pays the same rate on the amount above that threshold; the threshold is adjusted for inflation each year. State law assigns the tax to the seller unless the parties agree otherwise.
When you sell to us, we pay the closing costs. No agent commissions when you sell to us. No fees
Your mortgage payoff, liens, back taxes, and share of current property taxes are separate settlement items.

When things get difficult
We keep working toward the closing table
It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
What our sellers say
