We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Compare what may be left after the sale, not just the price. Repairs and the cost of carrying the house can change what remains. Use the Pawtucket calculator with assumptions that fit your situation, then compare the written Cash Offer and EZ Sale numbers.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You get a written offer and written terms before you commit, and we close through a title company.
We give written cash offers in 24 hours. Close as fast as 7 days when title and closing details allow.
No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including Rhode Island's real estate conveyance tax. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.
Rhode Island charges its real estate conveyance tax when the deed is recorded. Since October 1, 2025, it is $3.75 for each $500 of the price, or any part of $500. In 2026, a home sale above $824,000 also pays that rate on the part above the threshold; the threshold is adjusted for inflation each year. The price includes any mortgage or lien that stays on the property. State law assigns the tax to the seller unless the parties agree otherwise. (R.I. Gen. Laws § 44-25-1; Rhode Island Division of Taxation.)
The probate court appoints the executor named in the will or, if there is no will, an administrator. The court's letters show that person's authority. If the will gives the executor a power of sale, the executor can usually sell under it. If the will leaves the house to a specific person, that person must agree in writing. Without a power of sale, the executor or administrator asks the probate court for a license; the court can approve a private sale and sets a minimum price. (R.I. Gen. Laws §§ 33-12-6, 33-19-3, 33-19-9.) If you need an estate attorney, we can help you find one.
Often, yes, if the sale can close before the foreclosure sale. Rhode Island lenders can foreclose through a court case or under a power of sale in the mortgage. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it. A completed power-of-sale auction ends the owner's right to redeem the house. (R.I. Gen. Laws §§ 34-11-22, 34-27-4.)
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. The lease stays in place after the sale; Rhode Island law makes the buyer the landlord subject to it. (R.I. Gen. Laws § 34-18-23.)
You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront. Those payoff amounts affect what remains from the sale.
