Money and choices

Compare what you keep, not only the sale price

Net proceeds are the money left after the sale price is reduced by costs and balances tied to the house. Compare the written price with repairs, selling costs, mortgage payoff, liens, taxes, and the time you may carry the property.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Pontiac seller questions, answered

Do I need to repair, clean out, or clear a City notice before selling my Pontiac house?

No. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. If a City of Pontiac building-safety or code notice is involved, share the notice and property details; the City Building Safety Division handles city building-safety questions.

How do I compare what I may keep from selling my Pontiac house?

Net proceeds are what remains after the sale price is reduced by the costs and balances tied to the property. Compare the written price with repairs, selling costs, mortgage payoff, liens, taxes, and the time you may carry the house. The calculator lets you change assumptions; the title company confirms the final settlement figures for the actual sale.

What transfer taxes apply when a Pontiac house sells?

For an ordinary taxable Michigan sale, the state real estate transfer tax is $3.75 for each $500 of the property’s value at the time of sale, or part of $500. The county real estate transfer tax is generally another 55 cents for each $500, or part of $500. State and county exemptions are separate, so the property’s county, sale value, and any exemption need to be checked for the actual sale. When you sell to us, we pay the closing costs, including Michigan state and county real estate transfer taxes. This does not pay your mortgage, liens, back taxes, or your share of current property taxes.

Can I sell my Michigan house while mortgage foreclosure is underway?

A sale may still be possible if the required payoff or redemption can be completed before the applicable deadline. Michigan mortgage foreclosure auctions are commonly called sheriff's sales. In a foreclosure by advertisement, six months after the sale is the most common redemption period, but shorter and longer periods apply. Redemption requires the sale amount plus required interest and charges, not just the missed payments. Have the title company or an attorney confirm the sale status, exact deadline, and amount needed before relying on a closing date. Our agreement of sale will often get a sheriff's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.

Can I call about an inherited Pontiac house before I have every estate paper?

Yes. You can call with what you know; you do not need to gather every paper before starting the conversation. Before closing, the ownership and signing authority need to be checked against the actual estate and title records. Oakland County Probate Court is a local starting point for estate-court questions.

Which Pontiac or Oakland County office can answer a records question?

The City and County handle different questions. For City building-safety matters, contact the City of Pontiac Building Safety Division. Oakland County’s Probate Court, Register of Deeds, and Treasurer are useful starting points for estate-court, deed and property-record, and property-tax questions. Confirm the parcel and the office that handles its specific record.
