Compare what you may keep, not just the sale price
Your mortgage payoff, liens, back taxes, share of current property taxes, repairs, and selling costs can change what remains. Use the Post Falls calculator to compare possible net proceeds with assumptions you can change.
Compare possible Post Falls net proceeds →Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

How soon can I get a written cash offer?
We give written cash offers in 24 hours.
How soon can the sale close?
Close as fast as 7 days when title and closing details allow.
What do I pay when I sell to USA Home Buyers?
No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.
Does Idaho charge a real estate transfer tax, and what does deed recording cost?
Idaho has no state real estate transfer tax. Kootenai County charges $15 to record a deed up to 30 pages. Property-tax bills arrive in November; payment is due December 20, or half by December 20 and the rest by June 20 of the next year.
Can I review the offer and terms before I decide?
You get a written offer and written terms before you commit, and we close through a title company.
Can I sell an inherited house before the estate is finished?
Often, yes. Once the court appoints a personal representative—the person handling the estate, sometimes called the executor in a will—that person can sell estate land unless the will or a court order limits that authority. If you need an estate attorney, we can help you find one.
Can I sell a house with a tenant living there?
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. The buyer takes the house subject to the lease and becomes the new landlord. Idaho law makes the new owner responsible for returning security deposits paid during the tenancy. We can talk through the lease and deposit with you.
Can I sell if a trustee’s sale is scheduled?
Often, yes, if the sale closes before the trustee’s sale. With a deed of trust, a lender can foreclose without a court case. The trustee’s sale cannot happen until at least 120 days after the notice of sale is mailed. If you sign a sale contract during a trustee’s-sale foreclosure, Idaho requires a notice in the contract and gives you five business days to cancel; no money or interest in the house can change hands until those five days pass. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
Can I sell a house with a city code notice or nuisance charge?
Often, yes. An Idaho city can remove a nuisance and charge for the work, then assess that cost against the property. If the assessment is unpaid 30 days after notice is mailed, the city can certify it to the county tax collector for collection with city taxes. When you sell to us, we're the buyer, so the repairs become our job.
