A local rule to check

County and city transfer taxes use different routes

What to confirm before the deed is recorded

California’s county documentary transfer tax is generally $0.55 for each $500 of taxable consideration, or fraction of $500 ($1.10 per $1,000). It applies when consideration is over $100, not counting a lien or loan that remains on the property after the sale. The County Recorder collects the tax when the deed is recorded. State law allows a city share of half the county rate to be credited against county tax, while some cities add a larger city tax. The City of Sacramento publishes separate Real Property Transfer Tax information, so do not assume the county amount answers the city-tax question.

Ask the title or escrow company to confirm the property’s county and city jurisdiction, taxable amount, any exemption, and the amounts and allocation shown in the sale documents. When you sell to us, we pay the closing costs, including the county documentary transfer tax and any city transfer tax. This does not pay your mortgage balance, liens, back taxes, or share of current property taxes.
