Compare what you keep, not just the sale price

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Does Texas charge a real-estate transfer tax, and what paperwork is needed?

No. Texas has no state, county, or city real-estate transfer tax. The deed is signed in front of a notary and recorded with the county clerk. The clerk charges a recording fee by the page, not by the sale price, and charges more if a deed leaves out the buyer’s mailing address. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell my house if a Texas foreclosure sale is scheduled?

Often, yes, if your sale closes before the foreclosure sale. In Texas, a lender usually forecloses on a home without going to court. This is called a non-judicial foreclosure sale, and a trustee or substitute trustee runs it. For property used as your residence, the loan servicer must first send a written notice of default by certified mail. It must give you at least 20 days to catch up before a sale can be noticed. Then, at least 21 days before the sale, the notice of sale must be posted at the courthouse, filed with the county clerk and sent by certified mail to each borrower. The sale is a public auction at the county courthouse, usually on the first Tuesday of the month between 10 a.m. and 4 p.m. It must start no later than three hours after the time stated in the notice. Some foreclosures go through court instead, and those follow different steps. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Can I call before I have every document together?

Yes. Start with the Sherman property address, what you know about its condition and occupancy, and the timing you are working with. A deed, payoff statement, tax notice, lien paper, or foreclosure notice can help answer a specific question, but you can call before everything is gathered.
