Cash Offer or EZ Sale: compare the written numbers

A Cash Offer and EZ Sale have different terms. Compare the written numbers, responsibilities, and what you expect to keep before choosing a path.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

What Michigan transfer taxes apply when a Sturgis house sells?

For an ordinary taxable sale, Michigan's state real estate transfer tax is $3.75 for each $500 of the property's value at the time of sale, or part of $500. County tax is generally another 55 cents for each $500, or part of $500. The seller is generally responsible under state law. State and county exemptions are separate, so the property's county, sale value, and any exemption need to be checked for the actual sale. When you sell to us, we pay the closing costs, including Michigan state and county real estate transfer taxes. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I still sell my Michigan house if foreclosure is underway?

A sale may still be possible if the required payoff or redemption can be completed before the applicable deadline. Michigan mortgage foreclosure auctions are commonly called sheriff's sales. In a foreclosure by advertisement, six months after the sale is the most common redemption period, but shorter and longer periods apply. Redemption requires the sale amount plus required interest and charges, not just the missed payments. Have the title company or an attorney confirm the sale status, exact deadline and amount needed before relying on a closing date. Our agreement of sale will often get a sheriff's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.

Can I call before I have all the paperwork together?

Yes. You can call before every document is gathered. Start with the property address, what you know about its condition, who lives there, and your timing. If a sheriff’s sale is involved, share the notice and dates you have so the title company or an attorney can confirm the actual status, deadline, and amount.
