Compare what you keep, not just the sale price

Net proceeds are what remain after sale costs. Compare the written price with the repairs, selling expenses, mortgage payoff, liens, back taxes, and current property-tax share that apply to your house.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

How do Cash Offer and EZ Sale compare?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. A Cash Offer is direct: USA Home Buyers buys directly in 30 days or less at a lower price. EZ Sale goes to one of our partners in 60 days or less at a higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs.

Does Texas charge a real estate transfer tax when I sell?

No. Texas has no state, county, or city real estate transfer tax on a sale conveying full ownership of a house. The deed is signed before a notary and recorded with the county clerk, which charges a recording fee by the page rather than by the sale price. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell my Texas house if foreclosure has started?

Often, yes, if your sale closes before the foreclosure sale. For a home used as your residence, the loan servicer must send a written notice of default by certified mail and give you at least 20 days to catch up before a sale can be noticed. At least 21 days before the sale, the notice of sale must be posted at the courthouse, filed with the county clerk, and sent by certified mail to each borrower. A non-judicial sale is usually a public auction at the county courthouse on the first Tuesday of the month, between 10 a.m. and 4 p.m.; it must start no later than three hours after the time stated in the notice. Some foreclosures go through court and follow different steps. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Which county office handles a Wichita Falls property-record question?

Wichita Falls city boundaries overlap Wichita County and Clay County, but that does not identify the county for a particular address or parcel. Check the county shown in the property records, then contact that county clerk about deed and recording records. For a foreclosure notice, use the clerk for the county where the property is located.

Can I call before I have every document together?

Yes. Start with the property address, what you know about its condition, who lives there, and your timing. A deed, payoff statement, tax notice, lien notice, or foreclosure paper may help answer a specific question, but you can call before you have everything organized.
