A Vermont detail that can affect the title work

Inherited-property authority

If you are selling an inherited Vermont house, the executor or administrator needs a probate-court license—a court permission—to sell the estate's real estate. A power to sell in the will can let the court issue that license without the usual notice and hearing, but it does not remove the license requirement. That shortcut has an exception when a surviving spouse or a beneficiary named in the statute occupies the house. The closing attorney confirms the license and who must sign.

Vermont property transfer tax and settlement figures
