From first conversation to settlement

The Rome house-sale process, step by step

  1. Step 1: Tell us what you know about the house

Start with the Rome address, the house's condition, who lives there, access, and the timing you have in mind. An estate, tenant, notice, payoff, lien, code issue, or deadline can be part of the first conversation; you can start before every property question is settled. Read our guides to an inherited Rome house or a tenant-occupied property if either situation applies.

  2. Step 2: Talk through the property and your choices

We ask about the house, its condition, occupancy, access, ownership, and timing. USA Home Buyers buys houses as-is in Rome and Floyd County, Georgia. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. If fire damage or a code order is part of the situation, see our Rome guidance for fire-damaged houses and code violations.

  3. Step 3: Read the written offer and terms before you decide

Before you commit, we give you the offer and sale terms in writing. Read the price, responsibilities, possession, timing, costs, and any property-specific conditions; ask questions and decide whether to proceed.

  4. Step 4: Work through title, authority, payoffs, and closing details

If you choose to proceed, the title company checks the deed, ownership, who can sign, mortgage payoffs, liens, taxes, and the documents needed for closing. We talk through occupancy, access, belongings, and move timing so those details can be addressed in the written terms. If a foreclosure notice, divorce-related ownership question, or property lien is involved, our Rome guides cover foreclosure, divorce-related sales, and property liens.

  5. Step 5: Review the settlement sheet

The settlement sheet lays out the sale price and the amounts scheduled for payoffs, taxes, costs, and disbursement. We always review the settlement sheet with the seller and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers.

  6. Step 6: Sign and close through a title company

If you decide to proceed, the closing takes place through a title company. You're going to get a fair price and not have to do anything. Just show up at settlement.

Two ways to sell

Compare the Cash Offer and EZ Sale

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Cash Offer

USA Home Buyers buys directly. 30 days or less. Lower price. No repairs, no commissions, no closing costs.

Direct property review.

EZ Sale

Goes to one of our partners. 60 days or less. Higher price than the Cash Offer. Still no repairs, no commissions, no closing costs.

Partner property review. Yes, partner visits.

A Georgia estate detail

Who can sign for an inherited house?

A Georgia executor may sell estate real property before probate closes when the will grants a power of sale or the probate court grants authority under O.C.G.A. § 53-8-13. Without authority in the will, the personal representative must ask the probate court for leave to sell; being an heir or named executor alone is not enough to sign. The will, appointment, court order, and title record determine who may convey. See Georgia Probate Court Standard Form 13 ↗ for the court petition route, and our Rome inherited-property guide.

Closing numbers

See what goes into the settlement figures

We always review the settlement sheet with you and walk through how the money breaks down so there is no confusion. We try to do that the day before closing so settlement is smooth; the title company confirms the final numbers.

Georgia real-estate transfer tax is based on the sale price: $1 for the first $1,000 or fraction, then $0.10 for each additional $100 or fraction. The seller is legally liable, although the contract can assign payment to the buyer, and some statutory exemptions may apply. Read the Georgia Department of Revenue transfer-tax guidance ↗.

When you sell to us, we pay the closing costs.

Mortgage payoffs, liens, back taxes, and your share of current property taxes remain separate settlement items.

When the process gets difficult

We stay with the process

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.

Rome process questions

Can I start before every property question is settled?

Yes. Start with the Rome address and what you know about the house, occupancy, access, and timing. You can tell us about an estate, tenant, payoff, lien, notice, or other issue as the details become clear.

Do I have to accept an offer when I contact you?

No. We provide the offer and sale terms in writing before you commit. You can review the price, responsibilities, possession, timing, and costs, ask questions, and decide whether to proceed.
