Compare the choices

Listing or selling directly in Arnold

A listing can make sense when you have time to prepare the house, arrange showings, and work through buyer requests. Compare the possible sale price with repair and cleanout costs, commissions, and the bills you would carry while waiting. A direct sale gives you written terms to weigh against that plan.

List with an agent or sell on your own

You can compare the expected price after preparation, repairs, showings, buyer requests, selling costs, and the time you’ll carry the house.

Sell directly to USA Home Buyers

We look at the house as it stands and give you written terms to compare. You decide whether the sale works for you.

Cash Offer or EZ Sale: compare the written numbers

Compare the written Cash Offer and EZ Sale numbers with the work, timing, and amount you want to keep. You choose whether either set of terms works for you.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Estate sale

Who can sign for an inherited house?

The person appointed by Missouri’s probate court as the personal representative handles the estate sale. You can sell in the estate’s name once the estate is open — no need to put the house in your own name first. If you need an estate attorney, we can help you find one.

In independent administration, the representative generally can sell estate real estate without a separate court order, within the will’s limits and for the estate’s benefit. In supervised administration, the representative asks the court to approve the sale; heirs and people named in the will receive notice, and the representative reports the sale to the court. A will may also give an executor power to sell.

RSMo §473.783 — independent administration · §473.810 — personal representative’s powers · §473.460 — court-approved estate sales · §473.493 — sale petition and notice · §473.513 — report of sale · §473.457 — executor’s power in a will

Missouri foreclosure timing

If a trustee’s sale is scheduled

With a deed of trust that gives the lender a power of sale, a Missouri mortgage foreclosure can go through a trustee’s sale without a court case. The sale is held in the county where the house is, with at least 20 days’ notice published in a newspaper and mailed to the owner of record by certified or registered mail. A sale may still be possible if the loan can be paid off before the sale. If you have a sale date, call us and we can talk through the house and timing.

If the lender or someone acting for it buys the house at the trustee’s sale, you may have one year to redeem it. To keep that right, you must give written notice of intent at the sale or within the 10 days before it, then file a court-approved bond within 20 days after the sale.

RSMo §443.310 — place and notice of sale · §443.320 — published notice · §443.325 — mailed notice · §443.410 — redemption after a trustee’s sale · §443.420 — redemption notice and bond

A mortgage foreclosure and a Jefferson County delinquent-tax sale are different processes. For county property-tax and tax-sale questions, contact the Jefferson County Collector of Revenue.

Missouri closing costs

Real-estate taxes and deed-recording fees

Missouri’s Constitution bars state, county, and local governments from imposing new taxes on real-estate sales or transfers after December 2, 2010. Recording a deed still has a cost: $5 for the first page and $3 for each additional page, plus per-document fees set by state law. The deed’s page count and other recorded documents affect the total.

When you sell to us, we pay the closing costs. No agent commissions when you sell to us. No fees.

Missouri Constitution, Article X, Section 25 · RSMo §59.310 — deed-recording fees · §59.319 — recorder user fees · §59.800 — additional recording fees
