Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Lancaster building and code questions

Planning new construction or remodeling? Lancaster’s Certified Building Department says most new construction or remodeling requires a building permit and provides an inspection-request route. Ask the department about the work you have in mind.

Lancaster Code Enforcement says repair periods vary by violation. Its high-grass process can also lead to contractor mowing, with the cost potentially added to property taxes as a special assessment if the stated remedy is not completed. If a notice is part of your sale, call us — we’ll look at it with you.

Questions Lancaster sellers ask before closing

Who can sign to sell an inherited house in Ohio?

If the will gives the appointed executor power to sell, the executor can sign without a separate court order (Ohio Rev. Code §2113.39). If it does not, another route may be available unless the will forbids it: the surviving spouse and all beneficiaries named in the will — or all heirs if there is no will — give written consent and file it with probate court. The sale price must be at least 80% of the house's appraised value in the approved inventory. This option is unavailable if the surviving spouse or any beneficiary or heir is under 18 (Ohio Rev. Code §2127.011). If the owner recorded a transfer-on-death designation, the beneficiary can record an affidavit and sell the house like an owner (Ohio Rev. Code §§5302.22, 5302.222). If you need an estate attorney, we can help you find one.

Can I sell my house during an Ohio mortgage foreclosure?

Yes. Ohio mortgage foreclosures go through the court. You can generally still stop a sheriff's sale before the judge confirms it — even after the auction — by depositing the full judgment amount, costs, and applicable interest with the court clerk (Ohio Rev. Code §2329.33). Selling first may help protect any equity you have. Our agreement of sale will often get a sheriff's sale postponed so we can close. It doesn't always work, but it works more often than people think.

Can I sell a Lancaster house with tenants still living there?

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. In Ohio, the lease typically stays with the house, and the security deposit typically transfers to the buyer at closing.

What is Ohio’s conveyance fee, and who can answer questions about it?

Ohio charges a conveyance fee when a house sells: state law requires $1 per $1,000 of the sale price, and the county may add up to $3 per $1,000 (Ohio Rev. Code §§319.54, 322.02). The Fairfield County Auditor can answer questions about the county amount. When you sell to us, we pay it.
