The short answer

Compare the money you keep with the work and time of selling

Listing can fit if you have time to prepare the house, arrange showings, and carry costs while it sells. A direct sale gives you another written number to compare when repairs, cleanout, occupancy, or a deadline changes what you want to take on. Compare the expected net for your property, not just the top-line price.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Tennessee realty transfer tax

Tennessee charges 37 cents for each $100 of the price paid or the property's value, whichever is greater, when the deed is recorded. A $100,000 sale owes $370. State law makes the buyer responsible for the tax, and the county register of deeds collects it for the state.

When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

If someone is living in the house

Include the occupancy, lease, access, and possession plan in your comparison. Those details can affect which sale route fits and when the property can be handed over. See the Memphis tenant-occupied page for questions to consider.

If a Tennessee foreclosure sale is scheduled

Often, you can still sell if closing happens before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can auction the house without a court case.

Under the usual notice rules in effect since July 1, 2025, the sale notice must run at least twice in a newspaper published in the county, with the first notice at least 20 days before the sale. A third-party internet posting company must post notice online for at least 20 days in a row. The trustee must mail you a copy by registered or certified mail by the date of the first newspaper notice.

Unless the loan papers forbid it, the sale can be postponed one or more times without a new newspaper notice, but it must still happen within one year of the original date. Each new date must be announced at the scheduled sale and posted online, unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days before it.

For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives a two-year right to redeem unless the deed of trust or mortgage expressly waives it. A court-ordered sale has different rules.

If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
