Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Who pays Michigan state and county real estate transfer taxes?

For an ordinary taxable sale, Michigan state real estate transfer tax is $3.75 for each $500 of the property’s value at the time of sale, or part of $500. The county real estate transfer tax is generally another 55 cents for each $500, or part of $500. At the 55-cent county rate, a $100,000 sale has $750 in state tax and $110 in county tax, $860 total. State and county exemptions are separate, so the property’s county, sale value, and any exemption need to be checked for the actual sale. When you sell to us, we pay the closing costs, including Michigan state and county real estate transfer taxes. That does not include your mortgage, liens, back taxes, or your share of current property taxes.

Can I sell my Michigan house if a mortgage foreclosure is underway?

A sale may still be possible if the required payoff or redemption can be completed before the applicable deadline. Michigan mortgage foreclosure auctions are commonly called sheriff's sales. In a foreclosure by advertisement, six months after the sale is the most common redemption period, but shorter and longer periods apply. Redemption requires the sale amount plus required interest and charges, not just the missed payments. Our agreement of sale will often get a sheriff's sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think. Have the title company or an attorney confirm the sale status, exact deadline, and amount needed before relying on a closing date.

Are mortgage balances, liens, or back taxes part of the closing-cost promise?

No. Mortgage balances, liens, back taxes, and your share of current property taxes are separate from the closing costs we pay. The title company can confirm the property-specific payoff and settlement figures.

Does a Clare mailing address prove which local office has jurisdiction?

No. The City of Clare and Clare County are separate local governments, and a local-area or mailing name does not establish a parcel’s municipal jurisdiction. The City says its maps should not be relied on for legal purposes; confirm the parcel’s municipality with the relevant offices.

Which Clare or Clare County office should I contact?
