What the numbers mean
Market context is not a price for your house
When a median sale measure appears, it describes completed sales for the place and period named by its source. Zillow’s typical home value is a modeled measure, not a completed-sale price. Keep each figure with its source, geography, and period; neither one prices your particular address.
The house’s condition, repairs, cleanup, occupancy, access, and the time you have to sell can change the comparison. A tenant, a vacant property, or a repair list may affect what a listing requires and how long you carry the house.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
Local selling costs
Michigan state and county transfer taxes
For an ordinary taxable sale, Michigan’s state real estate transfer tax is $3.75 for each $500 of the property’s value, or part of $500. The county real estate transfer tax is generally another 55 cents for each $500. If the county rate is 55 cents, a $100,000 sale value results in $750 in state tax and $110 in county tax, or $860 total. The seller is generally responsible under state law.
State and county exemptions are separate. The actual sale value, county rate, and any exemption need to be checked for the property and transaction. When you sell to us, we pay the closing costs, including Michigan state and county real estate transfer taxes. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate amounts to include in your comparison.
What you may keep
Sale price and money left after costs are different numbers
The sale price is the gross amount. What you keep depends on the written terms and costs for your house: mortgage payoff, liens, back taxes, your share of current property taxes, repairs or cleanout, listing costs if you list, and bills you carry while waiting.
Use the calculator to compare what may remain after costs from listing with an as-is sale. Change the assumptions to fit the property; a town-wide measure cannot fill in those numbers.
Just an estimate — the actual number could be more or less depending on the home’s condition.

Clare market report questions
Do Clare market figures tell me what my house is worth?
No. A market measure is context for the source’s named place and period, not a price for your particular house. Compare the property’s condition, repairs, occupancy, and timing with the written terms and costs for each path.
What Michigan transfer taxes should I include?
For an ordinary taxable sale, Michigan’s state real estate transfer tax is $3.75 per $500 of value, or part of $500. The county rate is generally another 55 cents per $500. The seller is generally responsible under state law, but state and county exemptions are separate and the actual sale details matter. When you sell to us, we pay the closing costs, including Michigan state and county real estate transfer taxes.
Is the sale price the same as the money I keep?
No. The sale price is the gross amount before costs. Your net depends on the written price and terms, mortgage payoff, liens, back taxes, your share of current property taxes, repairs or cleanout, listing costs if you list, and bills you carry while waiting. Use the Clare calculator to compare your own assumptions.
What can change my comparison besides price?
Condition and repairs, cleanup, whether the house is vacant or has tenants, access, and how long you can wait can all affect the comparison. A town-wide figure does not price your particular house.
